Job Purpose:
We are seeking a highly skilled and versatile Multi-skilled Operative to join our team. As a key member of our void works team, you will be responsible for undertaking a wide range of tasks, including plumbing, carpentry, bricklaying, painting and decorating, plastering, and wall tiling.
Key Responsibilities:
- Undertake a variety of tasks, including void works, repairs, and maintenance, to ensure that properties are completed, safe, and ready to let within set timescales.
- Work collaboratively with other teams, departments, and external partners to deliver high-quality services.
- Provide a high standard of workmanship, adhering to SBC Voids Policy and relevant safety regulations.
- Manage and maintain tools, materials, and equipment, ensuring they are in good condition and available for use when required.
- Drive and maintain a SBC vehicle, adhering to the organization's regulations and instructions.
- Report any faulty appliances, installations, or equipment that do not comply with current safety regulations.
- Operate machinery and equipment safely and correctly, using all safety devices and practices.
- Handle transport materials safely and efficiently.
- Ensure properties are left in a clean and safe manner on completion of work.
- Supervise and mentor newly appointed Multi-skilled Operatives, educating them to the standards expected by SBC.
- Carry out quality checks to ensure compliance requirements are met.
- Work in both occupied and unoccupied properties, ensuring safety and efficiency.
- Identify and report any pest issues within properties.
- Manage skips on site, ensuring they are safe and conform to relevant guidance.
- Carry out groundwork to make safe and obtain relevant permits.
- Ensure HHSRS compliance and attend site visits to meet with Councillors, tenants, and other stakeholders.
- Carry out work in accordance with the Voids Policy, ensuring all works are completed within the Decent Home Standard.
- Adapt properties as required, installing wet rooms, access ramps, and grab rails.
- Attend pre-voids and recall visits at tenanted properties.
- Carry out work in varying types of properties, including HMOs.
- Complete all work allocated or appointed by target date/time, reducing loss of rental income and minimizing standing meter charges.
Requirements:
- Recognized trade qualification (plumbing, carpentry, plastering, bricklaying, etc.) and/or evident trade skills with time-served experience within the building and/or maintenance environment.
- Full current driving license and ability to drive a company vehicle, complying with SBC Vehicle Policy.
- Good IT skills, able to use tablets and other SBC-supplied devices for receiving jobs, emails, etc.
- Ability to submit presentable and accurate paperwork as per requirements of the works carried out.
- Flexible and works collaboratively.
- Excellent communication and interpersonal skills.
- Ability to follow processes and policies to ensure compliance.
- Working knowledge of health and safety regulations and relevant legislation related to the role.
- Experience in working under own initiative, prioritizing workloads, working to deadlines, and planning ahead.
- Able to make sound judgments, find solutions to complex issues, and identify and manage risk.
- Experience in diagnosing and rectifying additional repairs across multiple trades.
- Good geographical knowledge of the local area.
- Currently working in the social housing sector or similar is preferred.
- Lone working experience is preferred.
- Ability to make site visits.
- Fluent in the English language (as required by Part 7 of the Immigration Act for the effective performance of a customer-facing role).
- Willing to embrace change.
Qualifications:
- City & Guilds, Level 3 NVQ qualification in a core subject (carpentry, plastering, plumbing, etc.) or equivalent evident trade skills with time-served experience.
- Modern apprenticeship, form of craft apprentice, or similar.
- Qualifications or certification in Health and Safety, e.g., Construction Skills Certification Scheme (CSCS), Health and Safety Passport Scheme (desirable).

- Able to identify Health and Safety actions prior to and during works, considering yourself, the team, and those around you.
- Able to work under pressure and without supervision, making on-the-spot decisions.
- Decisions made can have financial consequences.

- Work closely with all levels of Council staff and members of the public.
- Suggest and devise modernization improvements.
- Ability to recognize and report more streamlined processes and working practices.

Work from written and verbal instructions, including drawings, diagrams, sketches, calculations using measuring equipment where appropriate.
