Core Responsibilities:
- Oversee a portfolio of residential properties, ensuring that all facets of property management are executed to the highest standards.
- Conduct regular inspections of properties, promptly identifying and addressing any maintenance concerns.
- Manage tenant interactions, including addressing inquiries, resolving conflicts, and ensuring a high level of tenant satisfaction.
- Supervise the tenancy lifecycle, which includes facilitating tenant check-ins and check-outs, ensuring all tenancy documentation is precise and current.
- Coordinate and manage repairs and maintenance, working closely with contractors to ensure all tasks are completed to a high standard and within agreed timelines.
- Ensure adherence to all relevant laws and company policies, including health and safety regulations and tenancy legislation.
- Prepare detailed inventories utilizing innovative software, ensuring accuracy and meticulous attention to detail.
- Manage all aspects of rent collection, including handling arrears and ensuring timely payments.
- Maintain precise and current records, ensuring all property files are organized and up-to-date.
- Assist in preparing financial reports for senior management.
Essential Qualifications:
- Demonstrated experience in property management within the residential lettings sector.
- Strong understanding of property legislation and best practices.
- Exceptional communication and customer service skills, with the ability to cultivate strong relationships with tenants, landlords, and contractors.
- Proficiency in property management software, with experience in inventory management and conducting check-ins/check-outs being particularly advantageous.
- Ability to work autonomously and manage time effectively, handling multiple responsibilities with a high degree of organization and attention to detail.
- A proactive approach to problem-solving, with the capability to manage challenging situations calmly and efficiently.
- A valid UK driving licence is essential.
What We Offer:
- Competitive salary range of £28,000 - £32,000, based on experience.
