CBRE is seeking a highly skilled Residential Services Manager to oversee the operational activities for all residential properties in our portfolio. As a key member of our team, you will be responsible for managing a team of residential managers and ensuring the smooth operation of our residential properties.
Key Responsibilities- Operational Management: Develop and maintain a positive image of our residential properties, ensuring they are well-maintained and meet the highest standards.
- Communication: Attend weekly meetings with our residential review team to ensure the latest updates are communicated and to discuss any operational issues.
- Site Monitoring: Monitor all activities relating to our residential sites, reporting and taking action as appropriate to ensure compliance with company policies and procedures.
- Inspections: Conduct regular inspections of our residential properties to identify any issues and ensure they are addressed promptly.
- Vacant Property Management: Undertake all vacant property checks, including flushing units and removing any post, to ensure our properties are secure and well-maintained.
- Maintenance Management: Utilize our portal to manage and resolve all AST and Long Leasehold reactive maintenance requests for our portfolio.
- Financial Management: Process all AST and Long Leasehold residential invoices and queries on P2P in a timely manner.
- Record Keeping: Compile and maintain records relating to our residential sites, including residential health checks, plans, plant testing, etc.
- Tenant Management: Arrange and undertake initial tenant welcome meetings, issue welcome emails, and update utility suppliers and councils of all tenancy changes.
- Communication: Liaise with all AST and Long Leasehold residential tenants and deal with any operational queries they may have.
- Check-Outs: Arrange and manage all tenant check-outs and manage remedial works to completion.
- Meetings: Attend all AST and Long Leasehold residential tenants' meetings with our surveying team.
- Health and Safety: Be responsible for Health and Safety compliance on site and maintain records of all residential properties.
- Liaison: Liaise with local authorities as appropriate.
- Risk Management: Proactively manage risk and deal with insurance issues on site relating to residential claims.
- Reporting: Produce regular reports to our Estate Manager and residential surveying team, as required.
- Team Management: Be responsible for managing and supporting a team of residential managers and act as the first point of contact for any questions or concerns.
- Industry Experience: A proven track record within the property management industry, including knowledge of how stakeholders function and the range of services available to clients.
- Legislative Knowledge: Constantly updating knowledge of legislation relating to residential property management, with a positive attitude and willingness to learn.
- Client Relationships: Have a proven track record of building and maintaining client relationships.
- Tenant Relationships: Develop an understanding of how to build and maintain tenant/customer relationships.
- Supplier Relationships: Develop an understanding of how to build and maintain supplier relationships.
- Property Inspections: Understand key issues to be noted on property inspections and be able to resolve them.
- IT Applications: Understand and use industry-specific IT applications.
- Service Charges: Understand the principles of service charges, budget management, and purchase order management.
- Contract Management: Be able to specify services, tender contracts, and select service providers.
- Health and Safety: Know and be able to apply legislation and policies relating to Health and Safety, achieving KPIs.
- Environmental Protection: Know and be able to apply legislation and policies relating to Environmental protection.
- Insurance: Understand insurance relating to buildings and the FSA regulations.
- Procedures: Understand and apply all procedures relating to work activities.
- Workload Management: Be able to plan and manage own workload.
- Teamwork: Ability to work effectively in a busy environment as part of a team, supporting colleagues.
- Communication: Be able to communicate effectively verbally and in writing, with excellent customer service skills.
