We are seeking a highly skilled and experienced Property Manager to join our team at Reed. As a Property Manager, you will be responsible for the upkeep and maintenance of our estate, ensuring that our properties are well-maintained and our residents are satisfied.
**Key Responsibilities:**
- **Oversee Site Maintenance Programme**: Develop and implement a comprehensive maintenance programme to ensure the upkeep of our estate, including regular inspections and repairs.
- **Arrange and Manage External Contractors**: Manage a team of external contractors to ensure that all maintenance and repairs are carried out efficiently and effectively.
- **First Point of Contact for Residents**: Provide excellent customer service to our residents, responding to their queries and concerns in a timely and professional manner.
- **Hold Regular Meetings with Resident Associations**: Meet with resident associations to discuss any issues or concerns they may have, and to keep them informed of any changes or developments.
- **Manage Park Wardens**: Supervise and manage a team of park wardens to ensure that they are carrying out their duties effectively and efficiently.
- **Arrange Periodic Health and Safety Testing**: Arrange for regular health and safety testing to be carried out on our estate, to ensure that it is safe and compliant with all relevant regulations.
- **Liaise with Local Authority Site Licencing**: Liaise with local authorities to ensure that our estate is compliant with all relevant regulations and licensing requirements.
- **Deal with Incoming Letters and Emails**: Manage incoming letters and emails from residents, responding to their queries and concerns in a timely and professional manner.
- **Build a Good Knowledge of Legislation and Processes**: Develop a good understanding of relevant legislation and processes, to ensure that our estate is compliant with all relevant regulations.
- **Report Periodically to Management**: Provide regular reports to management on the upkeep and maintenance of our estate, highlighting any issues or concerns.
**Attributes and Experience:**
- **Commercially Aware**: Have a good understanding of commercial principles and practices.
- **Able to Communicate Across All Levels of the Business**: Be able to communicate effectively with residents, contractors, and other stakeholders.
- **Confident in Face-to-Face Situations**: Be confident and professional in face-to-face situations.
- **Experience of Problem Solving**: Have experience of problem-solving and conflict resolution.
- **Ability to Work Under Pressure and Meet Deadlines**: Be able to work under pressure and meet deadlines.
