Property Manager Job Description

Pear Recruitment is seeking a skilled Property Manager to join their team in Temple Fortune. As a Property Manager, you will be responsible for the day-to-day management of a designated section of the company's managed property portfolio, comprising approximately 110 residential properties in North, North West, and West London.

Key Responsibilities:
  1. Manage a designated section of the company's managed property portfolio, ensuring timely completion of tasks and adherence to company procedures.
  2. Work closely with lettings teams to prepare properties for tenancies, ensuring all pre-tenancy requirements are met and properties are inspected before handover.
  3. Organize quotes with contractors for reported repairs and maintenance, obtaining approval from landlords as necessary.
  4. Raise works orders to relevant contractors, maintaining a log of all reported maintenance.
  5. Oversee all aspects of maintenance and repair work, liaising with contractors to ensure timely completion of jobs.
  6. Ensure compliance with current health and safety regulations and company procedures within the managed properties.
  7. Liaise with accounts, lettings, and tenancy progression departments to ensure seamless communication and efficient workflow.
  8. Check and approve all invoices received for payment, loading them onto the lettings and management database (Veco) for timely payment.
  9. Manage utility accounts, ensuring demands are correct and loaded onto the system for payment in a timely manner.
  10. Maintain a diary and schedule property inspections, carrying out inspections and preparing reports for landlords.
  11. Upload claims to the Tenancy Deposit Scheme.
Requirements:
  • Experience in property management, with a strong understanding of current lettings legislation.
  • Excellent communication and interpersonal skills, with a positive attitude and good telephone manner.
