Real Estate Portfolio Manager

  • This role operates during standard business hours, Monday to Friday, typically from 9:00 or 9:30 AM to 5:00 or 5:30 PM, offering a degree of flexibility.
  • While primarily an office-based position, you will be required to conduct property inspections at least once a week, necessitating the use of your own vehicle.
  • Your responsibilities will include managing a portfolio of approximately 270 to 280 properties.

Key Responsibilities:

  • Addressing maintenance and repair concerns promptly.
  • Coordinating property viewings and tenant move-outs.
  • Preparing and dispatching reports to both tenants and property owners.
  • Arranging for gas, electrical, and Energy Performance Certificate (EPC) assessments.
  • Communicating with utility service providers.
  • Facilitating tenant onboarding and offboarding processes.
  • Coordinating cleaning services for properties.
  • Performing administrative tasks and general property management functions.
  • Scheduling contractors for necessary work.
  • Maintaining regular communication with landlords and tenants.
  • Ensuring compliance with relevant legislation, including EPC, electrical safety, health and safety regulations, and gas inspections.
  • Managing landlord licensing requirements.
  • Issuing legal notices as required.
  • Handling court eviction documentation.
  • Participating in court proceedings as necessary.
  • Documenting all communications and repair requests in the property management software.
  • Exhibiting strong time management skills.
  • Demonstrating excellent organizational abilities and proficiency in IT, including the ability to create and manage Excel spreadsheets.
