Key Responsibilities

Oversee the operational management of associated ancillary properties Enhance portfolio potential with a strong emphasis on asset performance, focusing on health and safety, service partner management, and budget oversight

Primary Objectives

Ensure compliance with all health, safety, and environmental regulations, as well as best practices established by the managing agent Manage contracted service teams through their supervisors, particularly those involved in Soft Services, Hard Services, and Vertical Transportation Take responsibility for operational budget items and assist in compiling the annual service charge Guarantee the delivery of maintenance, security, cleaning, health & safety, and service charge provisions meet required performance standards and adhere to budget constraints set by the client Ensure all relevant documentation, portfolio plans, and technical drawings are uploaded to the appropriate platforms

Additional Duties

Act as the deputy for the Centre Manager during their absence Supervise all operational and facilities management activities for the portfolio or estate Ensure compliance with all insurer requirements Collaborate with JLL's broader Integrated Facilities Management team Prepare and present operational reports as necessary Continuously develop and ensure adherence to the portfolio's emergency planning and business continuity strategies, making updates as needed for optimal effectiveness Lead training initiatives for the Portfolio/Estate team to enhance emergency preparedness Assist in updating and distributing the Occupiers Handbook as required Coordinate with new tenants to provide health and safety and operational orientation during their initial period Direct major works undertaken by the landlord Ensure compliance with the managing agent's Working Practices Manual where applicable Oversee all reporting related to accidents and incidents, including insurance and statutory forms Motivate contractors to meet required standards Support the Managing Agent in the approval of shop fit plans Liaise with owner's representatives as necessary Manage the operations team with direct oversight Foster positive relationships and maintain regular communication with tenants Undertake any other duties reasonably requested by the General Manager
