You will be responsible for managing a select portfolio of residential blocks along the M3 corridor, contributing to the ongoing success of the business.
Key Responsibilities:
- Oversee a small portfolio of residential blocks, ensuring efficient daily operations and high-quality service delivery.
- Manage compliance processes, including statutory notifications.
- Prepare budgets and present year-end financial statements with the help of the administrative team.
- Engage effectively with leaseholders, contractors, and stakeholders to address concerns and foster positive relationships.
- Understand service charge budget preparation and assist accountants with year-end financial reporting.
- Manage both reactive and preventative maintenance tasks efficiently.
- Ensure adherence to health and safety regulations across your portfolio.
- Handle insurance renewals and claims management effectively.
- Conduct regular inspections of properties.
- Supervise site staff and contractors competently.
- Familiarity with Companies House regulations is essential.
- Knowledge of property management and financial software is beneficial.
- Provide support to senior management as required, showcasing a proactive and adaptable approach.
Candidate Profile:
- Demonstrated experience in the block management sector is crucial.
- In-depth knowledge of statutory procedures and service charge budgeting.
- Exceptional organizational skills with the ability to prioritize effectively.
- Strong communication and interpersonal skills with a focus on customer service.
- A proactive attitude, eager to embrace new challenges and learn from experiences.
- Relevant qualifications such as TPI or RICS are advantageous but not mandatory.
- Experience with property management software such as Qube and Dwellant is preferred.
Compensation and Benefits:
- Attractive salary package up to £40,000 along with a car allowance of £3,600 per annum.
