Position: Commercial Manager

Salary Range: £40,000 - £50,000 + Company Vehicle

As a Commercial Manager, you will be responsible for the commercial oversight of a varied range of projects or a major singular project. Your responsibilities will encompass the supervision and advancement of project surveyors, alongside trainee and assistant surveyors, ensuring the effective commercial delivery of projects.

Core Responsibilities:

  • Contract Evaluation & Negotiation: Execute comprehensive evaluations of proposed contract stipulations, suggesting alternative terms as needed to alleviate risks. Manage the procurement process for all subcontracted services.
  • Subcontractor Oversight: Offer expert guidance on the application of standard subcontract forms across all initiatives.
  • Payment Oversight: Supervise the management of interim payment requests, ensuring the prompt issuance of client payment certifications and acknowledgments.
  • Time Extension Management: Oversee extension of time requests and collaborate with the planning team to ensure coherence.
  • Commercial Briefings: Guarantee that all on-site personnel receive a thorough commercial briefing.
  • Documentation Management: Inform the project team of necessary records to support additional payments, ensuring meticulous upkeep of these documents.
  • Variation and Claims Oversight: Measure, assess, and agree on variations, and evaluate formal claims submitted by subcontractors.
  • Subcontractor Financial Management: Administer subcontractor payments, issue payment notifications promptly, and evaluate interim and final accounts based on completed work and claims.
  • Project Documentation: Ensure that all handover documentation is finalized and distributed by subcontractors.
  • Financial Reporting: Prepare and disseminate precise monthly cost forecasts and cash flow statements.
  • Project Review Sessions: Participate in monthly project review sessions to provide commercial insights.
  • Legal and Commercial Acumen: Maintain current knowledge of commercial and legal matters.
  • Contract Modifications: Manage and submit all Main Contract modifications in a timely manner.
  • Team Development: Train, coach, and mentor junior commercial personnel.

Essential Skills & Qualifications:

  • Negotiation & Leadership: Exceptional negotiation abilities, with the capacity to lead and inspire commercial teams.
  • Commercial Strategy: Demonstrated capability to formulate and execute commercial strategies to enhance project profitability.
  • Communication Proficiency: Outstanding communication skills for effective engagement with suppliers and clients.
  • Educational Background: A relevant degree (1:1 or 2:1) or HNC/HND equivalent is required.
  • Experience: Extensive experience in a comparable role is essential.
  • Professional Accreditation: Full membership of the Royal Institute of Chartered Surveyors (RICS) is preferred.
