The primary responsibility of the Portfolio Manager revolves around effectively managing relationships with asset occupants to sustain, enhance, and mitigate risks associated with the income generated from the Group's property portfolio.

The Portfolio Manager plays a vital role in assisting the Asset Director in executing and delivering the agreed-upon asset management strategies, with a focus on optimizing the performance of the Group's commercial property assets.

The role emphasizes managing tenant relationships to maintain, enhance, and mitigate risks to income derived from rental agreements.

Candidate Profile

  • Possession of a RICS accredited degree or master's in a property-related field.
  • Experience in negotiating lease agreements with potential tenants, taking into account risk assessment and financial implications.
  • Proficiency in managing relationships with asset occupants.
  • Adeptness in effectively marketing vacant properties and collaborating with agents.
  • Knowledge of legal aspects concerning landlord and tenant matters, including lease agreements, property laws, and contractual obligations.
  • Ability to analyze data for reporting purposes.
  • Strong communication skills are essential for engaging with stakeholders, negotiating agreements, and ensuring compliance with contractual obligations.
  • Attention to detail is crucial in managing all aspects of landlord and tenant relationships throughout the property lifecycle to prevent errors and discrepancies.
  • Dependable, trustworthy, and honest, consistently acting with integrity.

Role Responsibilities

  • Oversee all landlord and tenant matters related to the effective management of assets owned or managed by the organization as directed by the Leadership Team.
  • Ensure that all aspects of landlord and tenant relationship management are addressed throughout the property lifecycle.
  • Lead marketing efforts for vacant properties: Engage with agents, clearly communicating expectations, restrictions, and aspirations in alignment with defined asset management strategies.
  • Engage with prospective tenants.
  • Lead negotiations for new leases while seeking appropriate approvals for recommendations after conducting thorough risk evaluations.
  • Collaborate with legal advisors as necessary at all stages of the property lifecycle to facilitate timely delivery of instructions.
  • Work alongside the Property Manager to ensure properties and estates are managed in a manner conducive to the successful implementation of asset management strategies.
  • Maintain communication with asset occupants to ensure adherence to contractual obligations by both parties.
  • Proactively monitor upcoming events, including rent reviews, lease renewals, and break clauses.
  • Formulate exit strategies for expiring or terminating tenant leases to minimize void periods and achieve agreeable dilapidation settlements.
  • Prepare data for reporting, whether quarterly or as required.
