About the Role

Vistry Group PLC is seeking a highly skilled Senior Quantity Surveyor to join our team in the Commercial department. As a Senior Quantity Surveyor, you will be responsible for managing all costs related to new build residential developments.

Key Responsibilities

  • Manage build costs and rates, ensuring accurate records and liaison with the Senior Estimator.
  • Attend specification meetings to confirm site-specific requirements and applicable build regulations.
  • Compile tender packages for sub-contract trades and despatch in accordance with Commercial Best Practice Manual.
  • Receive and qualify tenders, compiling analysis sheets for each trade.
  • Compile and present CV2 tender summary sign-off, coordinating activities with the Material Buyer and Company Estimator.
  • Obtain authorisation to 'let' sub-contract orders valued over thresholds.
  • Place and issue sub-contract orders within budget and programme requirements.
  • Attend and minute sub-contract order adjudication meetings.
  • Compile reports on contract letting vs. estimate for each site.
  • Liaise with the build department on sub-contractors' performance and compliance with order conditions.
  • Deal with complex consortium sites and attend relevant meetings.
  • Attend project team meetings as required.
  • Complete sub-contract orders to accord with site programmed build requirements.
  • Set up and review the PPQA tick sheet with the site management team.
  • Liaise with company management to provide forecast and site budget information.
  • Attend a monthly cost valuation meeting.
  • Control and report post-contract cost movements per development.
  • Review professional fee provisions and statutory service costs.
  • Process invoices and applications for payments in accordance with Bovis Homes Standard Terms and Conditions of Contract.
  • Maintain a half-yearly site reserve list.
  • Issue Payment Withhold Notices for disputed claims or payments.
  • Advise management of impending claims or legal action.
  • Determine sub-contract orders in accordance with Standard Terms and Conditions of Employment.
  • Use the Bovis Homes construction system to manage site project administration.
  • Assist in reviewing materials on-site and material valuations.
  • Agree and process sales variation requests.
  • Properly categorise order amendments on the construction system.
  • Settle variation invoices and applications for payment.
  • Process groundwork's payments and applications for payment using the Bovis Homes AGA payment system.

Requirements

  • HNC/HND in Surveying or equivalent.
  • Proven experience as a PQS/SQS/Commercial Lead working within a residential house builder.
  • Good understanding of building regulations and legal obligations.
  • Good knowledge of construction methods and materials.
  • Strong mathematical and IT ability.
  • Ability to assess and analyse information.
  • Good business sense.
  • Good understanding of budget management.
  • Negotiating and networking skills.
  • Excellent communications skills.
  • Able to work under pressure and accept criticism of work.
  • Good team working skills.
  • Accurate with an eye for detail.
  • A methodical approach.
  • Willing to work extra to meet deadlines as and when the business needs require it.

Desirable

  • Degree in Surveying or similar.
  • Working towards being a Member of the Chartered Institute of Building (CIOB) or Royal Institute of Chartered Surveyors (RICS).
