ROLE OVERVIEW
You will spearhead the implementation of British Land's policies and procedures to ensure an operationally efficient, economically viable, safe, and innovative environment for tenants and visitors, while safeguarding the asset's value. Your leadership will ensure that all areas of the property are maintained to high standards of cleanliness and safety, overseeing the fabric, cleaning, security, and maintenance with minimal disruption to occupants.
KEY RESPONSIBILITIES
- Cultivate and sustain a professional rapport with retail and tenant representatives from adjacent properties, promoting open dialogue on relevant estate matters, including work coordination.
- Oversee the preparation of building service charge budgets and related schedules, ensuring compliance with RICS standards.
- Maintain regular communication with stakeholders regarding planned maintenance, budget updates, expenditure control, and any potential issues.
- Coordinate with external parties and regulatory bodies to align their activities with British Land's operations.
- Lead operational readiness for incidents, managing the Incident Management plan and critical threat strategies.
- Ensure compliance with Health & Safety regulations and best practices, adhering to the BL Property Management Operations standards manual.
- Conduct routine audits of common areas to uphold cleanliness and presentation standards.
- Champion sustainability, biodiversity, and waste management initiatives for the property.
- Manage procurement processes for estate services in accordance with British Land policies.
- Support retail tenants in meeting compliance requirements.
- Ensure adherence to fire safety protocols and maintenance of essential equipment manuals.
- Oversee major service contracts, including security, cleaning, landscaping, and maintenance, ensuring standards are consistently met.
- Manage the procurement and upkeep of building equipment, developing maintenance schedules and capital replacement plans.
- Coordinate planned and reactive maintenance with the Technical Services Manager.
- Lead and mentor the building team and onsite personnel, focusing on training, development, and welfare.
- Embody and promote the vision and values of British Land within the building's service delivery.
- Perform additional duties as assigned by the Senior Property Manager.
