About the Role

We are seeking an experienced Estates Surveyor to join our Property and Asset Management Team at Braintree District Council. The successful candidate will be responsible for the estate management of an allocated commercial and corporate property portfolio, maximising value for the Council.

Key Responsibilities
  • Landlord and Tenant professional and estate management work, including leasehold and rent review negotiations.
  • Monitor debt on the allocated portfolio and take instructions for enforcement action.
  • Progress leases, licences, wayleaves, and easements from Heads of Terms to completion.
  • Undertake agency work, including viewings and valuation inspections.
  • Conduct property and land inspections to check L&T obligations and document records.
  • Deal with estates issues, such as land management disputes and unauthorised structures.
  • Ensure H&S and EPC property compliance and identify remedial works.
  • Support the Council's annual asset valuation programme and respond to queries from finance and audit.
Requirements
  • Several years' post-qualification experience of estates management on commercial and corporate property portfolios.
  • Membership of RICS is desirable.
  • Experience of conducting rent reviews, lease renews, and transaction negotiations.
  • Ability to work in a pressurised environment and prioritise work.
  • Good ability to utilise the Council's property database and Microsoft Office.
  • Ability to build and maintain strong relationships with Members, Council Officers, Customers, Consultants, and Contractors.
