Purpose of the Role:
The primary responsibility is to ensure the effective maintenance and repair of air conditioning systems, HVAC, and associated mechanical and electrical systems on site, adhering to current regulations.
Collaborating closely with the Maintenance team, you will play a vital role in the planning and execution of all assigned tasks.
This position requires a versatile skill set, as there may be occasions where work is conducted at heights, within both commercial and public environments.
You will coordinate with the Mechanical & Electrical self-delivery team and subcontractors to uphold operational efficiency to the highest standards.
Additionally, you will assist other OCS personnel in delivering continuous enhancements in customer service, ensuring the upkeep of the client's facilities while maintaining safe working practices in line with Health and Safety protocols.
Brief Job Description:
The position entails working in a client-focused environment, necessitating strong interpersonal skills and the ability to handle a variety of Mechanical & Electrical Planned Preventative Maintenance (PPM) tasks, including but not limited to:
- Installation and servicing of air conditioning units across diverse settings, alongside planning, inspecting, and executing repairs or preventative maintenance as needed, and responding to system failures.
- Conducting statutory inspections of assets, including Emergency Lighting, Water Temperature assessments, Fire Door evaluations and repairs, Plumbing maintenance, Lighting inspections, and other minor reactive tasks.
- Providing technical support to clients and contract teams.
- Maintaining HVAC systems and providing necessary support.
- Taking a key role in ongoing maintenance at significant properties.
- Monitoring Building Management System (BMS) controls.
- Managing pressure vessels, pressurization units, and pumps.
- Overseeing humidifiers.
- Performing basic janitorial duties as needed, such as unblocking toilets and cleaning up spills.
- Conducting weekly tests of alarm and security systems, ensuring compliance with Fire and Health & Safety regulations, including firefighting equipment.
- Collaborating with the helpdesk to ensure timely completion of tasks.
- Being available for planned events outside of regular hours when necessary.
- Maintaining all documentation to meet the auditable standards required by clients and third-party accreditation.
- Proactively managing site and equipment maintenance, establishing effective practices and providing solutions to reactive issues.
- Assisting your operational lead with contractor compliance.
- Ensuring that all tasks performed by you and subcontractors are executed safely, with appropriate Risk Assessments and Method Statements in place.
- Meeting all regulatory and statutory requirements consistently, with prompt escalation to management when necessary.
- Achieving high levels of customer satisfaction and maintaining regular communication with key stakeholders.
Requirements:
- Applicants must have the right to work in the UK.
- C&G qualified at a minimum level 2 in 2079 (F-Gas and ODS regulations) and 6187 (Refrigeration & Air Conditioning).
- Proficiency in IT, including Microsoft Word and Excel.
- A full UK driving license is required, as the use of a company vehicle may be necessary.
- Ability to work effectively under pressure.
- Skill in diagnosing faults and recommending suitable solutions.
- Strong communication skills, both verbal and written, at all levels.
- Familiarity with Integrated Computer-Aided Facilities Management (CAFM) systems and handheld PDAs.
