Job Overview

Are you an experienced Block Manager dedicated to providing outstanding service in property management? Our client, a reputable agency, is in search of a Block Manager to oversee a portfolio with the assistance of an Assistant, supported by the resources of a well-established organization.

You will be responsible for managing a select portfolio of residential blocks situated along the M3 corridor, ensuring operational excellence within the existing portfolio.

Key Responsibilities:

  • Oversee a small portfolio of residential blocks, ensuring efficient daily operations and exceptional service delivery.
  • Manage compliance processes, including statutory notifications.
  • Assist in budget formulation and the presentation of year-end financial statements with the help of the administrative team.
  • Engage effectively with leaseholders, contractors, and stakeholders to address concerns and foster positive relationships.
  • Possess a solid understanding of service charge budget formulation and support service charge accountants during year-end financial processes.
  • Manage both reactive and preventative maintenance tasks efficiently.
  • Ensure adherence to health and safety regulations across your portfolio.
  • Handle insurance renewals and claims proficiently.
  • Conduct regular inspections of properties.
  • Supervise site staff and contractors effectively.
  • Understand the requirements of Companies House.
  • Familiarity with property management and financial software is essential.
  • Provide assistance to senior management as required, showcasing a proactive and adaptable approach.

Candidate Profile:

  • Demonstrated experience in the block management field is essential.
  • In-depth knowledge of statutory procedures and service charge budget management.
  • Exceptional organizational skills with the ability to prioritize effectively.
  • Strong communication and interpersonal skills with a focus on customer service.
  • A proactive attitude, ready to embrace new challenges and learn from experiences.
  • Relevant qualifications such as TPI or RICS are beneficial but not mandatory.
  • Experience with property management software such as Qube and Dwellant is preferred.
