Job Overview
Position: Lead Quantity Surveyor
Role Summary:

As a Lead Quantity Surveyor, you will be responsible for overseeing substantial sales activities within your designated area. Your primary objectives will include:

  • Achieving and surpassing profit and work-in-progress (WIP) targets.
  • Managing daily operations and mentoring junior surveyors and trainees to ensure optimal productivity.
  • Facilitating the timely progression of tenders to establish a reliable pricing framework, allowing adequate review time for the management team.
  • Monitoring cost data on a weekly and monthly basis to ensure accurate monthly valuations.
  • Building and maintaining robust relationships with clients to foster contract retention and identify new business opportunities.
  • Exercising sound commercial judgment to safeguard the organization against financial risks.
  • Maintaining a presence on-site to ensure that commercial data accurately reflects site conditions.
  • Supporting the professional growth of Trainee Surveyors.
  • Promoting the company's values in all interactions.
Branch Assignment: North West Branch (Warrington)
Reporting Structure: Reports to the Branch Manager
Team Management: Responsible for overseeing branch employees, including junior surveyors.

Key Responsibilities:

  • Comprehending health and safety standards related to tenders and contracts.
  • Producing precise estimates that align with client specifications and industry best practices.
  • Reviewing contract documentation to identify and mitigate risks.
  • Possessing in-depth knowledge of the local market dynamics.
  • Assisting in the development of specific method statements for projects.
  • Understanding cost structures and production levels to secure work for the branch.
  • Establishing and nurturing relationships with various subcontractors and suppliers to avoid dependency on a single source.
  • Issuing production targets and setting contract cost value reports (CVRs).
  • Ensuring the quality of subcontract orders to prevent potential claims against the company.
  • Tracking ongoing contract costs against initial tender estimates.
  • Identifying and addressing any cost variations promptly.
  • Documenting all variations and extras, ensuring client agreement.
  • Adhering to all company policies and procedures.
  • Submitting payment applications punctually and in an agreed format to ensure timely payment.
  • Ensuring timely payment of submitted invoices.
  • Monitoring and managing sales rebates.
  • Approving subcontractor payments in line with company policy.
  • Finalizing accounts within contractual deadlines.
  • Ensuring financial reports accurately reflect contract statuses regarding progress, valuations, billings, and cash collections.
  • Establishing detailed and summary-level targets for contracts, from operational staff to contract managers.
  • Regularly reviewing the branch's cost base, including labor rates, subcontractors, plant, and materials.

Team Development:
  • Support recruitment, onboarding, performance management, and development of commercial and administrative staff.
  • Ensure that work is delivered to meet forecasted gross margins.
Financial Management:
  • Responsible for monthly CVRs in a group format.
  • Actively participate in branch portfolio reviews.
  • Monitor cost allocations to ensure effective control measures are in place.
  • Manage invoicing processes to meet company debtor day targets.
  • Assist in the agreement and collection of aged debts.
  • Conduct regular audits of purchases and timesheets to prevent fraudulent activities.
  • Support commercial tender decisions and contribute to pre-tender submissions.
  • Engage in weekly branch meetings to discuss project costs, values, and progress.
  • Participate in regional and national management meetings as required.
  • Communicate with regional and branch managers on contract practices to enhance commercial performance.
  • Provide commercial assurance through forecasting and project reviews.
  • Offer guidance on contractual disputes to strengthen the company's position.
  • Assist management with portfolio analysis focusing on work-in-progress reduction and contract performance.
  • Identify underperforming projects and recommend improvements.
  • Oversee significant price increase applications to ensure comprehensive calculations.
  • Engage in negotiations regarding final accounts and contractual matters for high-value clients.
  • Participate in rebate level negotiations based on sound commercial data.
