In this role, you will showcase a proactive mindset towards design evolution, collaborating within a team framework from the initial stages of the project to its successful conclusion.
Your responsibilities will encompass overseeing the entire design workflow, which includes managing consultants, coordinating design contributions from external entities, and engaging with relevant statutory and local authorities, as well as clients and their representatives.
You will lead the selection and approval of materials, provide insights on construction details, and evaluate designs from consultants and subcontractors to ensure they are feasible and comply with statutory requirements and guidelines, thereby guaranteeing that projects align with the Employer's Specifications.
Key Qualifications:
Demonstrable technical expertise is essential, including a solid understanding of Building Regulations, Planning, and funding criteria pertinent to Affordable Housing, such as:
- Secure By Design
- Housing Quality Indicators (HQIs)
- BREEAM
- Code for Sustainable Homes
- London Housing Design Guide
- National Housing Federation Guidelines
- Wheelchair Standards
A comprehensive knowledge of the residential development sector is also necessary, particularly in conducting site evaluations, providing design guidance, and preparing specifications in accordance with NHBC regulations and planning policies.

Responsibilities:
- Oversee the design process from planning application to project completion.
- Ensure consultants deliver detailed designs that meet Employer's Requirements and Contractor's Proposals.
- Manage the preparation, approval, and distribution of Health and Safety Files and Operating and Maintenance Manuals.
- Review design developments to ensure compliance with safety practices and current legislation.
- Implement and adhere to Vistry's Safety, Health, and Environmental policies and procedures.
- Support the achievement of the annual financial targets for the business unit.
- Confer with project teams and colleagues to recommend best practices in design, providing practical and economical solutions to consultants or third-party suppliers.
