Job Summary:

Magnus James, a specialist recruiter for the property industry, is seeking a highly organized and diligent Property Manager to join their team in a leading independent lettings agent in Birmingham city centre. Key Responsibilities:

  • Manage scheduled repairs and reactive maintenance to ensure properties are well-maintained and compliant with regulations.
  • Conduct mid-term inspections to monitor property condition and identify potential issues.
  • Organize and conduct check-outs and inventories to ensure accurate records and smooth transitions.
  • Coordinate with contractors, obtain quotations, issue works orders, and process invoices to ensure efficient property maintenance.
  • Ensure property compliance with certifications such as EICR's, gas safety, and EPC certifications.
  • Handle deposit disputes in a fair and professional manner.
  • Organize tenancy paperwork and support landlords with rental reviews and tenancy renewals.
  • Assist with serving section notices as required.

Requirements:

  • Previous lettings or property management experience is essential.
  • Excellent written and verbal communication skills.
  • Proficient in using Microsoft Office packages and other relevant software.
