We are seeking a highly skilled Property Manager to oversee the day-to-day maintenance of a leasehold scheme. As a Property Manager, you will be responsible for ensuring that all buildings are in good order and that the scheme is run efficiently.

Main duties of the Property Manager:

  • Oversee the maintenance of the leasehold scheme, including regular site visits to ensure all buildings are in good order.
  • Attend client meetings, including AGM's and Directors meetings, to ensure effective communication and to address any issues that may arise.
  • Manage the project management of Section 20 consultations, major internal and external works, and ensure that all relevant surveyors or professional consultants are involved.
  • Ensure effective communication with residents and clients, in a timely and diligent manner, and manage electronic data and emails to ensure all client files are updated.
  • Deal with email and telephone enquiries from lessees, subtenants, contractors, and clients, and ensure that all issues are resolved promptly.
  • Ensure compliance with and enforcement of lease terms and statutory requirements, and sign off and approve weekly invoices.
  • Produce service charge budgets, including preparing reserve and capital expenditure reports for the forthcoming years, and oversee the budget, year-end accounts, and quarterly client statement process to ensure that timescales are met and review accounting information to ensure accuracy.
  • Manage expenditure against budget throughout the financial year and produce reports as required to the Directors, and ensure that insurance claims are being processed efficiently and correctly.
  • Circulate information to residents concerning management issues, and ensure that Health & Safety regulations are adhered to on all sites and that General and Fire risk assessment recommendations are implemented via maintenance.
  • Review and agree all circular and client correspondence, including newsletters, ensuring that communication is regular and accurate.

Requirements:

  • Experience in block property management.
  • Good knowledge of budgets.
  • Experience of serving Section 20 notices.
  • AIRPM qualified, although not essential.
  • Full UK driving licence.

Salary: £40k to £45k.
