Key Responsibilities
  • Property Management
    • Oversee the day-to-day management of residential properties, ensuring timely and efficient maintenance and repairs.
    • Coordinate with contractors and vendors to ensure compliance with regulatory requirements.
    • Conduct regular property inspections to ensure safety and compliance.
    • Manage gas and electricity certifications, ensuring all properties meet regulatory standards.
  • Tenant Relations
    • Act as the primary point of contact for tenant queries and concerns, providing exceptional customer service and resolving issues promptly.
    • Manage move-ins, move-outs, and inventory reports, ensuring seamless transitions and accurate documentation.
    • Resolve tenant disputes and handle file progression from application to move-in, maintaining a positive and professional demeanor.
  • Landlord Relations
    • Maintain strong relationships with landlords, providing regular updates and financial summaries, as well as market analysis and advice on legal compliance and best practices.
    • Advise landlords on market trends, ensuring they are informed and up-to-date on industry developments.
  • Financial Management
    • Oversee rent collection and manage service charges, contractor invoices, and property expenses, ensuring accurate and timely financial reporting.
    • Prepare property budgets and manage arrears chasing, maintaining a proactive and efficient approach to financial management.
  • Void Management & End of Lease
    • Minimize void periods through proactive marketing and tenant transitions, ensuring properties are occupied and revenue is maximized.
    • Manage deposit returns and end-of-lease inspections, ensuring a smooth and efficient process.
  • Viewings & Applications
    • Conduct property viewings and negotiate rental applications, ensuring a positive and professional experience for all parties involved.
  • Legal Compliance
    • Ensure properties comply with relevant legislation, staying up-to-date on regulatory changes and adjusting management practices accordingly.
  • Communication & Team Collaboration
    • Maintain consistent communication with all stakeholders, including tenants, landlords, contractors, and internal teams.
    • Collaborate with maintenance, accounts, and lettings teams to ensure seamless communication and efficient service delivery.
