Main Responsibilities

To lead and manage the delivery of high-quality, cost-effective maintenance services to all customers and stakeholders.

Effective management of the area manager daily, including investigating and implementing disciplinary action where appropriate.

Lead the implementation of the damp and mould action plan and report performance to senior management and the board.

Lead the progress of disrepair claims, ensuring processes and procedures facilitate effective processing and completion of works.

In liaison with the productivity and performance manager, produce comprehensive and relevant management information to measure performance and cost-effectiveness.

In liaison with the contractor coordinator, manage and monitor the use of contractors, including budgets and performance against SLAs.

Lead a performance culture throughout the service area, monitor, and make improvements where identified.

Develop and implement effective systems, policies, procedures, and processes.

Ensure all works related to complex cases, including damp and mould and disrepair, are completed within timescales.

Responsible for ensuring the service area meets all H&S legislative and compliance requirements and staff training requirements are devised and completed.

Manage and maintain budgets in line with VfM service delivery.

Communicate effectively with customers, other service areas, and stakeholders.

Deliver an effective and efficient empty homes service that meets standards in terms of timescales, cost, and quality.

Deliver a staff engagement process that delivers effective communications to all team members.

Coordinate, resolve, and monitor complaints, ensuring lessons are learned where the service falls short of expectations.

Aware of safeguarding vulnerable adults and children and report any concerns via Ongo's safeguarding policies and procedures.

Knowledge, Skills, and Experience Required

Relevant trade qualification and/or HNC/Degree in a construction-related subject or equivalent experience.

Sound experience and knowledge in a building-related trade.

Previous experience of implementing innovative solutions within a property service.

Knowledge of developing processes and procedures and experience of change management.

Excellent communication skills, both oral and written.

Ability and experience of managing and motivating teams.

Experience of effective management of dispersed teams, including contractors.

Experience of customer-focused service delivery.

Relevant management qualification/s.

Detailed knowledge of Health and Safety legislation and regulations.

Excellent IT, financial management, and budgetary skills.

Excellent project management skills.

Previous experience of implementing innovative solutions to deliver excellent services.

Good knowledge of legislative and regulatory requirements associated with building compliance risks.

Effective change management principles and effective in delivering change when required.

Experience of procuring contractors and suppliers and delivering VfM.

Proven experience of implementation and delivery of contracts.
