The Role

We are seeking a Senior Property Manager to execute our policy of providing an innovative, operationally efficient, and economically competitive commercial environment for occupiers while enhancing the investment value of the asset for the landlord.

Key Responsibilities

  • Develop and maintain a professional understanding and close working relationship with occupier representatives, encouraging frequent and open communication on relevant building issues.
  • Manage the production of the annual building service charge budget and management accounts, coordinating internal resources and ensuring strict adherence to published programs.
  • Ensure Health & Safety, emergency procedures, and safe working practices are established, maintained, and conform to current legislation, providing a safe environment for occupiers and British Land staff.
  • Act as the Responsible Person and Senior Fire Warden in emergency situations, taking all reasonable measures to ensure occupiers are aware of their obligations and that building incident procedures and risk assessments are legitimate.
  • Act as custodian, ensuring all aspects of relevant British Land manuals, including Operations Manual, Health & Safety, and Accounts Manuals, are complied with and accurately reflect recorded amendments.
  • Ensure building staff training, development, and general welfare requirements are identified and formally reviewed in accordance with the company training policy and appraisal process.
  • Proactively procure building and contracted services, ensuring requisite standards for management and delivery of building services are upheld through regular structured monitoring and direct liaison with service providers.
  • Ensure Life Science laboratories are compliant and operating in line with their Standard Operating Procedures, and that the occupier fit-out guide and occupier manual are kept fully updated.
  • Employ principles regarding British Land Fabric Management and Long Term Costing initiatives.
  • Take ownership of the British Land vision and values, ensuring they are fully integrated into all building services.
  • Manage the soft landing and new building set up of Three Deal Porters and The Dock Shed, Canada Water Campus through Pre Practical Completion, Post Practical Completion, and occupation.
