**Job Summary**
Platinum Resourcing is seeking an experienced Property Portfolio Manager to oversee a portfolio of 450 units across various locations. As the initial point of contact for all day-to-day issues, you will be responsible for ensuring the smooth operation of the portfolio.
**Key Responsibilities**
- Oversee a portfolio of circa 450 units, ensuring timely and effective management of maintenance tasks and client communication.
- Liaise with a select list of trusted contractors to obtain quotes, organize works, and coordinate access.
- Communicate with freeholders and leaseholders on maintenance items and other issues related to their freehold.
- Assess client service charge budgets and expenditure as required.
- Prepare and issue notices in compliance with relevant legislation regarding major works.
- Arrange and attend Annual General Meetings (AGMs), providing minutes and following up on any arising actions.
- Conduct regular inspections to ensure the portfolio is being managed effectively.
- Respond to complaints and address disputes and potential breaches of lease.
**Requirements**
- Desirable: IRPM certification or at least two years' experience in property management.
- Excellent communication and interpersonal skills.
- Some experience and understanding of property management principles.
- Driving license and own car essential for travel between locations.
