Our managed portfolio includes residential apartment complexes, engaging in all phases of property management:organization, structured financing, acquisition, stabilization, and operational management.
Candidate Profile:
We are in search of a skilled Real Estate Asset Supervisor to enhance our team.
The ideal candidate will possess a minimum of 2 years of relevant experience, particularly in managing residential properties.
An ARLA qualification is advantageous but not mandatory.Key Responsibilities:
1. Liaising with tenants to address inquiries and resolve issues, including maintenance requests, tenant disputes, and rental inquiries.
2. Prioritizing maintenance concerns and coordinating with appropriate service providers to ensure prompt and effective resolutions.
3. Utilizing our property management software to document and update maintenance tasks, rental adjustments, documentation, and reminders.
4. Conducting property viewings and performing preliminary assessments of potential tenants to ensure their suitability.
5. Managing check-in and check-out processes, property handovers, and interim inspections.
6. Executing rent evaluations, negotiating terms with tenants, and facilitating lease renewals.
7. Demonstrating a comprehensive understanding of rental legislation to provide accurate guidance and ensure compliance with legal standards.
8. Ensuring that rental properties adhere to regulatory and habitability requirements.
9. Maintaining legal compliance across the property portfolio, including energy performance certificates and electrical safety checks.
10. Issuing necessary legal notices as required.
11. Performing additional duties as needed to support the business objectives.
Qualifications and Experience:
1. At least 2 years of experience in property management.
2. Proven ability to manage multiple properties and projects simultaneously.
3. ARLA qualification preferred but not essential.
4. Strong knowledge of rental legislation and compliance standards.
