We are seeking a highly skilled Property Block Manager to join our team at Reset Recruitment Ltd. As a key member of our organization, you will be responsible for managing our portfolio of properties, ensuring excellent service delivery to clients, and maintaining a strong understanding of lease management.
Key Responsibilities:
- Act as the primary point of contact for Freeholders, Leaseholders, contractors, and landlords.
- Build and maintain strong business relationships with key stakeholders across the organization.
- Manage the company portfolio, addressing queries and ensuring accurate record-keeping.
- Oversee insurance matters, ensuring the right documentation is on file and managing claims effectively.
- Ensure compliance with health and safety legislation, policies, fire risk assessments, and reports.
- Meet and exceed service level agreements, maximizing assets for Freeholders and Leaseholders.
- Attend AGMs, provide minutes, and follow up on actions as required.
- Compile Section 20 notices and coordinate major works in accordance with lease agreements.
- Liaise with surveyors, contractors, and other third parties.
- Oversee contract and service agreement management.
- Conduct property portfolio inspections and prepare budgets for each block.
Requirements:
- Proven property management background within block management.
- IRPM qualification or willingness to take qualifications.
- Strong communication and organizational skills.
- Excellent understanding of lease management and head lease details, with the ability to maintain adherence to regulations, rules, and obligations.
- Ability to manage workload effectively, meet deadlines, and service level agreements.
- Pro-active, personable, and adaptable.
