About the Role

We are seeking a highly skilled and experienced Maintenance Operations Specialist to join our team at Baker Harding Limited. As a key member of our facilities management team, you will play a crucial role in ensuring the smooth operation of our estate.

Key Responsibilities
  • Assist the Estates Manager in maintaining and improving the condition of our buildings, facilities, and equipment.
  • Perform general handyman maintenance, repairs, and ground maintenance tasks.
  • Carry out basic plumbing and joinery tasks, including changing light bulbs.
  • Paint and decorate buildings and facilities as required.
  • Provide operational support to the Estates Manager, including identifying maintenance, repairs, and new jobs, and assisting in the planning of work.
  • Conduct winter maintenance tasks, including scraping, brushing, or rock-salting pathways to ensure they are safe.
  • Lock and unlock buildings and grounds as required.
  • Manage contractors on site and ensure that all work is carried out to a high standard.
  • Manage estates tools and equipment, including performing regular checks and maintenance.
  • Manage monthly meter readings across all sites and input data into our system.
  • Conduct weekly fire systems tests across all sites and input data into our system.
  • Ensure that fire escapes and routes are clear of obstructions and all doors are unlocked daily.
  • Assist the Estates Manager and Health & Safety Manager in dealing with fire and security alarms and evacuation events.
  • Conduct monthly man-down alarm tests across all sites and input data into our system.
  • Comply with risk assessments and method statements.
  • Carry out estates administration duties, including managing keys and responding to out-of-hours calls.
  • Operate CCTV systems, monitor site safety, and respond to any incidents.
  • Carry out reactive maintenance tasks as required.
  • Liaise with stock handlers to organize skip exchanges and collections.
  • Perform daily, weekly, and monthly PPMs and checks, and record data into our system.
  • Schedule pressure washing of fences and grounds.
  • Manage waste and perform specialist/general cleaning duties.
  • Assist the Estates Manager in managing the contract cleaning team.
  • Carry out day-to-day site checks, compliance testing, and auditing tasks.
  • Be available to attend site at short notice, which may be outside of normal working hours.
  • Occasionally work weekends to allow for large improvement works to be completed without impacting production.
  • Perform ad-hoc factory floor duties as required.
Requirements
  • 3+ years of experience in a maintenance or facility management role, ideally within manufacturing/engineering.
  • Sound practical skills and experience of using power tools.
  • Proficient in using tools and equipment commonly used for maintenance tasks.
  • Basic joinery and plumbing knowledge.
  • Ability to prioritize tasks, multitask, and manage time to meet deadlines.
  • A full UK driving license.
  • Fitness to perform tasks that require standing, kneeling, lifting, and stretching.
  • Excellent attention to detail.
  • Ability to work on own initiative as well as part of a team.
  • Good command of English with excellent written/verbal communication skills.
  • Excellent interpersonal and customer relationship skills, with the ability to liaise with internal stakeholders, third parties, suppliers/contractors.
  • Solutions-driven with a positive and proactive manner.
  • Good IT skills, including knowledge of the MS suite software, particularly Word, Excel, and Outlook.
  • Ability to use a laptop, computer, or tablet.
  • Flexible approach to occasional out-of-hours calls and/or weekend work.
  • Desirable skills include FLT Counterbalance, trained on powered pump trucks, overhead crane, Genie lifter, ICM Cleaning machine, first aid at work qualified, and health and safety awareness certification.
