Job Summary:
Hartnell Taylor Cook LLP is seeking a highly skilled Property Management Surveyor to join our team in Bristol. As a key member of our Property and Asset Management team, you will be responsible for the day-to-day management of commercial properties, working closely with our clients to deliver exceptional results.
Key Responsibilities:
- Property Management: You will be responsible for the independent day-to-day running of multiple commercial properties, ensuring that all aspects of property management are carried out to the highest standard.
- Team Collaboration: You will work closely with other surveying colleagues, facilities managers, property administrators, and the property management accounts team to ensure seamless delivery of services to our clients.
- Lease Compliance: You will review and enforce tenant lease covenant compliance, ensuring that all lease agreements are up-to-date and compliant with relevant laws and regulations.
- Budget Management: You will set, manage, and report on annual maintenance and service charge budgets, ensuring that all financial aspects of property management are accurately recorded and reported.
- Client Liaison: You will liaise with other departments to ensure delivery of all relevant services to the properties managed and to the client, providing exceptional customer service and support.
Requirements:
- Commercial Property Management Experience: You will have a proven track record and experience in commercial property management, knowledge of Landlord & Tenant law, including the Landlord & Tenant Act 1954.
- Property Management Skills: You will have strong understanding of budget setting, cost control, and service charge recovery/administration, as well as knowledge of building construction, M&E installations, and contract management.
- Lease Renewals and Rent Reviews: You will have knowledge and experience in lease renewals, rent reviews, and lettings/disposals/acquisitions, as well as knowledge and awareness of Health and Safety legislation and best practice.
- Communication and Interpersonal Skills: You will have good attention to detail, with a strong numerical and written ability, and be able to write clear, concise reports with well-argued conclusions and recommendations.
- RICS Qualification: You will be RICS qualified and hold a full UK driving license.
- Property Management Software: You will have knowledge of Property Management software, such as TRAMPS or YARDI.
