The Surveyor positions within the Defence Infrastructure Organisation (DIO) encompass a diverse array of projects and services, providing expert guidance and facilitating communication with essential stakeholders.
The roles involve various critical functions across different sectors, including:
Commercial Land Management
Assisting Senior Surveyors in all facets of land and property management:
- Collaborating with military leadership to ensure the provision of professional guidance that supports military objectives.
- Overseeing lease agreements, addressing landlord and tenant matters, conducting rent assessments, and negotiating lease renewals for both MOD as landlord and tenant.
- Negotiating and managing various property agreements, including leases, licenses, wayleaves, and easements for diverse applications.
- Facilitating the acquisition and negotiation of new leases to fulfill military needs.
- Conducting thorough due diligence in land and property management to identify, mitigate, and manage legal, financial, and reputational risks associated with MOD land.
- Engaging in numerous projects across the UK to enhance Defence capabilities.
Supporting Senior Surveyors in all aspects of rural estate management:
- Engaging with military leadership to ensure the delivery of professional advice that supports military outputs, while collaborating with internal and external entities such as Natural England, Defra, property developers, local authorities, and the public.
- Conducting due diligence in land and property management to identify, mitigate, and manage risks associated with MOD land.
- Managing agreements related to landlord and tenant issues, conducting rent assessments, and negotiating lease renewals.
- Advising agricultural tenants on farming practices to assist MOD in achieving operational and sustainability objectives.
- Negotiating and granting occupation agreements for various uses.
- Facilitating the acquisition and negotiation of new leases to meet military requirements.
Assisting Senior Surveyors in all aspects of property acquisition and disposal:
- Overseeing disposal projects from initiation to completion.
- Collaborating with technical teams to develop optimal planning and disposal strategies.
- Maintaining effective communication with clients and stakeholders.
The Defence estate represents one of the largest land holdings in the UK, covering approximately 1.8% of the national land area. This is complemented by a significant Defence presence abroad.
The Estates team within DIO, part of the UK Ministry of Defence, addresses infrastructure needs across a prominent Public Estate. We are responsible for acquiring, managing, safeguarding, and disposing of Defence real estate. Our in-depth understanding of the Defence Estate allows our team of property professionals to provide comprehensive advice to military clients.
Team Structure
Land Management Services (LMS) is an internal consultancy team offering a full spectrum of surveying and estate management services to the MOD, including lease management, acquisitions, and stakeholder engagement.
Acquisitions and Disposals (A&D) is responsible for managing the disposal of surplus MOD land and property, ensuring capital receipts for reinvestment in the retained estate.
Location Flexibility
DIO Estates operates across various regions in the UK, with a flexible approach to office locations to accommodate the successful candidate's travel requirements. Regular attendance at the chosen office location is expected, alongside travel to various sites for meetings and inspections.
Candidate Requirements
Essential Experience:
Suitable experience and knowledge in General Estate, Rural Management, or Acquisition and Disposal, including:
- Stakeholder engagement
- Landlord and Tenant relations
- Rent and debt management
- Property Transactions
- Estate rationalisation
- RICS accredited degree or equivalent
- Membership of RICS or CAAV
Full Driving Licence is essential due to the travel requirements of the role.
