Job Title: Contract Director

As a Contract Director at LJB Recruit, you will be responsible for the successful management and control of all aspects of the Operational/Construction progression of multiple projects. Your primary goal will be to maximize the company's performance, protect its legal and contractual obligations, and proactively manage all operational issues while maintaining relationships with the necessary parties involved in the designated project.

Key Responsibilities:
  1. Agree job programmes with Site Managers and monitor progress to ensure timely completion of projects.
  2. Communicate programme and subsequent changes to all affected parties to maintain transparency and cooperation.
  3. Intervene and agree action plans to recover delays where possible, minimizing the impact on project timelines and budgets.
  4. Ensure timely request for and delivery of all information that is on the programme critical path to prevent delays and ensure smooth project progression.
  5. Identify variations to contract that will impact the programme and ensure it is revised to accommodate them, maintaining the integrity of the project.
  6. Liaise with Site Manager to assist supply chain programming and ensure smooth workflow through the programme within deadlines.
  7. Compile reports to demonstrate progress against programme and budget, providing valuable insights for project stakeholders.
Procurement:
  1. Compile procurement schedules with the commercial team and liaise with the Buyer regarding site supplies and specialist requirements, including specifying deadlines.
  2. Work with the commercial team to ensure enquiries and/or tender packages are sent to sub-contractors and suppliers so that orders can be placed in time to meet the programme.
  3. Work with the commercial team to select sub-contractors and ensure their competence and existing workload are consistent with the nature of the contract.
Finance:
  1. Monitor job costs and progress against budget in conjunction with the commercial team, ensuring accurate financial reporting and management.
  2. Ensure valuations are submitted on time in conjunction with the commercial team, maintaining a smooth financial workflow.
  3. Check and sign off incoming invoices or applications for payment from sub-contractors and labour agencies to release payment as per the contract agreement.
  4. Identify all variations and compile, submit, and negotiate agreement of the final contract account in conjunction with the commercial team.
  5. Manage any insurance claims arising from the contract in conjunction with the commercial team.
Client Relations & Liaison:
  1. Represent the company at site meetings and produce and present reports as required, maintaining strong relationships with clients and stakeholders.
  2. Take and distribute meeting minutes when agreed as the company's responsibility, ensuring accurate documentation and communication.
  3. Maintain a flow of timely information to the client regarding progress and cost, keeping them informed and engaged throughout the project.
  4. Obtain agreement to variations, ensuring that all parties are aligned and committed to the project's objectives.
  5. Justify and obtain formal agreement of unavoidable delays to minimize penalty clause claims, protecting the company's interests.
  6. Resolve any client-related issues or disputes referred by site managers, providing effective conflict resolution and management.
  7. Receive client/architect instructions and communicate them to all affected parties, ensuring seamless project execution.
  8. On completion and hand-over, compile an O&M Manual and any other relevant documentation for the contract and arrange for its timely delivery to the client as per contract conditions.
  9. Assist the Senior Management team in arranging and hosting promotional events and entertainment for clients and professional contacts, fostering strong relationships and business development opportunities.
