Churchill Estates Management Ltd is a prestigious and growing property management firm, seeking to recruit a Junior Building Surveyor to conduct site-based external and internal property evaluations and fire safety assessments within our extensive portfolio of retirement properties. This role presents an exceptional opportunity for a newly qualified surveyor or an individual nearing the completion of their training.

Role Overview

In light of our significant expansion, Churchill Estates Management is actively searching for an entry-level Building Surveyor. This position plays a vital role within the Property Services team, assisting with contract management, inspections, surveys, and reporting across CEM's diverse portfolio. The successful candidate will collaborate closely with the Property Services team to ensure that our assets are effectively managed throughout their lifecycle, that appropriate maintenance strategies are implemented, and that CEM adheres to current regulations and policies. The post holder will maintain strong working relationships with:

Colleagues across CEM and CRL, particularly in Property Services, Operations, Construction, and the Senior Leadership Team Contractors Consultants RTM companies and/or landlords as necessary

Key Responsibilities

Conduct visits to CEM-managed and third-party developments, identifying critical issues for resolution and generating reports Prepare tender documentation based on established specifications and surveys Evaluate tender submissions and address any discrepancies or non-compliance with contractors Draft JCT contracts for Section 20 projects Assist with routine fire risk assessments at various developments Compile and analyze stock condition data to inform service charge and contingency fund requirements Collaborate closely with operational colleagues to provide technical assistance Report any identified health and safety issues, non-compliance, or urgent repairs to the appropriate stakeholders Perform regular stock condition surveys Foster and maintain excellent relationships with internal colleagues, contractors, consultants, and homeowners

Work Conditions

This is a field-based position requiring frequent travel to various developments, which may include occasional overnight stays. The post holder will also be expected to travel to the Head Office for meetings and collaborative work. Travel expenses will be reimbursed in accordance with the company policy.

Candidate Profile

Understanding of building surveying within the residential sector Strong interest in building maintenance, compliance, and safety Minimum educational qualification of HND or equivalent Exceptional communication skills, both verbal and written Ability to meet tight deadlines and prioritize tasks effectively Proficient in computer use Familiarity with Microsoft Office applications Demonstrated commitment to ongoing professional development

Desirable Skills

Experience with Section 20 legislation Background in a matrix organization Experience in the retirement living sector Familiarity with conducting fire risk assessments Knowledge of JCT contracts Understanding of CDM Regulation 2015 Interest in fire safety and commitment to ongoing professional development in this area Awareness of the Building Safety Act
