**Job Title**: **Maintenance Handyperson (Static)**

**Reports to**: Home Manager / Contracts Manager

**Location**:Kempston, Bedford, MK42

**Work Location**: Baycroft Kempston luxury nursing and dementia care homes and senior villages.

**Hours/Day**:40 hours per week, Monday to Friday (Including Bank Holiday)

**Time**:8.00am - 4.00pm

**Salary**:£29,000 per annum

**Job Context**:

You will also be responsible for assisting the Home Manager maintain the quality and appearance of our care homes to create the first impression for visitors and a source of enjoyment and great pleasure for our residents and their families

Experience of property maintenance is essential, as is a patient, caring nature and a genuine interest in the people we support.

Each home requires a substantial amount of work to maintain the fabric of the building and the grounds, and this post is crucial in providing a high-quality service for the elderly residents living in the home. The post holder will be the principal local resource to enable the home and grounds to be well-maintained.

**Job Location**:

- The post holder will normally be based at one care home but will be required on occasion to assist other homes within a reasonable distance to cover absences and/or work that requires additional staffing resources.

**Job Summary**:

- The post holder is required to undertake a range of day-to-day compliance inspection and testing activities ensuring that all plant and equipment are always functional in line with industry best practice, manufacturer’s instructions and legislation where appropriate.
- In addition to undertake a range of day-to-day maintenance, caretaking and other duties you may be required to carry out outside of your job description at the request of the business within the home to promote comfort, safety and well being of residents and their families; including minor repairs and redecoration, ensuring that all required duties are carried out to a high standard.
- The duties to be carried out will vary depending on the needs of the home. The following tasks are a guide to what will normally be expected.
- The post holder will liaise closely and on a day-to-day basis with the Home Manager in prioritising work, and all duties must be carried out flexibly, in accordance with the Quality Standards adopted by One Housing Group, Renovo and Chequers and in accordance with all relevant Health and Safety legislation.

**Main Responsibilities and Duties**:
**Quality and Regulation**:

- The monitoring and inspection of all plant and equipment, ensuring that all checks are conducted and recorded, and records are maintained in an auditable manner.
- To ensure that all aspects of planned preventative maintenance actions are delivered within approved timescales.
- Work with the Home Manager and support services to ensure the home meets all regulatory and statutory requirements.
- Assisting management with fire alarm testing, call alarm systems and emergency lighting systems.
- All aspects of caretaking duties, including carpet cleaning, window cleaning and building upkeep.
- Internal and external cyclical redecoration.
- Day-to-day repair and maintenance duties.
- To undertake day-to-day plumbing and carpentry repairs.

**General**:

- Report defects or issues unable to repair which compromise residents, relatives and other persons comfort or safety to the Home Manager, Maintenance team or seek specialist repair via a nominated contractor.
- Maintain any workshops, store and plant rooms in an orderly and clean condition.
- The liaison and safe conduct of contractors while on site, ensuring high quality workmanship and safe working standards are maintained.
- Be professional, courteous and transparent in your communications.
- Assist with moving furniture and goods' deliveries to maintain the smooth running of the home.
- All work must be carried out always having full regard to health and safety matters. Risk assessments must be carried out for all duties carried out by the post holder prior to any work commencing. The post holder must ensure all work carried out has considered the risks to clients, visitors and staff in the home.
- Make recommendations on improving the home and grounds and in methods of carrying out the required duties. Monitor and advise the Home Manager on the performance of any external contractors.
