**Your duties**:

- Report to the Commercial Property Business and Technical Manager to ensure the appropriate policies and procedures are developed and implemented to effectively manage commercial stock and maximise collectable income for the Commercial Property portfolio.
- Responsible for the day to day management of Housing Executive commercial tenancies in accordance with the lease and the Business Tenancy Order including but not limited to
- Setting and agreeing rental elements of the lease.
- Robust rental income collection, including taking rental payments and where required prepare the necessary documentation for legal action, including representation in court.
- Ensure the Commercial Portfolio asset is professionally managed & ensure compliance with all statutory regulations and meeting the needs of Fire Risk Assessments, taking account of the type of commercial unit.
- Provide regular management briefings; performance reports and updates to relevant management forums on the Commercial Property functions, including approval papers.
- Liaise with a range of internal and external stakeholders e.g local area housing teams, Finance division, Professional Legal Services, health and safety teams and commercial and community tenants.
- Contribute to the necessary actions to relet void units and deliver options appraisals based on value for money and current demand.
- The administration of preliminary duties to advertise, carry out necessary checks on bidders and prepare the appropriate lease documents for new tenants.
- Contribute to the review of Commercial Property policy and procedures and internal controls to ensure the commercial portfolio is effectively managed.
- To represent the Commercial Property team as required and provide support and cover for the other team members as and when required.
- Undertake any duties deemed appropriate to the achievement of the purpose and function of the post in order to meet departmental and organisational need.

**Your Profile**:
**Essential**:

- Have a Degree, or equivalent qualification, In Estate Management AND 2 years relevant experience in Commercial Property Management with an Estate Agency or the Public Service.

OR
- Have at least 3 years relevant experience in Commercial Property Management within an Estate Agency or the Public Service, may also be considered.
- Relevant experience should demonstrate managing commercial tenancies, demonstrating working with others to deliver business results, including working with tenants and prospective tenants.
- Possess a current driving licence, or have access to a form of transport that enables the requirements of the post to be met in full.

**Desirable**:

- Have a full current membership of RCIS (Commercial Section).

**Additional Information**:

- Full time, Temporary, 13 Weeks initially.
- 9AM-5PM, Monday-Friday
- A Basic Access NI Check is Required at a cost of £18
