Hours of work: 37.5 hours per week, Monday to Friday including weekend and public holiday work on a Rota basis

Job purpose
To be responsible for carrying out planned and reactive maintenance, ensuring the condition of the club sites is checked regularly and with statutory compliance. Engaged in the security of the premises in unlocking at the start of the day and locking at the end of the day. To be competent, work with mínimal direct supervision within their designated remit and will liaise with internal and external contacts, including suppliers and contractors. To be responsible for driving a high-quality service and customer experience in reporting faults and the general condition, state and repair and security of the property.
Accountabilities
To prioritise and manage all work orders and the allocation of maintenance tasks to ensure these are closed off in a timely manner.
To participate in a call-out rota as directed by the Facilities Manager.
To identify where specialist input is required and co-ordinate the timely attendance of alternative suppliers/contractors in consultation with the Facilities Manager.
To manage the sign in and attendance of contractors and that permits for working are in place including utility companies who need to access the site to read the meters.
To carry out semi-skilled maintenance including on the spot repairs, adjusting and replacing ball-cocks, sorting air locks, replacing tap washers, unblocking drains, resetting trip switches, adjusting door closures, repairing or replacing locks/barrels and ironmongery, signage repairs/replacement, lightbulbs changes and minor redecoration.
To undertake a porterage role including, but not limited to, the lifting of white goods.
To undertake routine fire alarm and emergency light testing, PAT testing, shower chlorination and any visual checks.
To ensure that Incident and Accident reporting takes place and that escalation both internally and externally in accordance with the Reading Football Club H&S policy.
To be an ambassador for excellent energy housekeeping, ensuring that unnecessary energy isn’t spent (lights, switches & appliances etc.), promote this ethos to colleagues and support recycling segregation by colleagues.
To operate and understand the security and H&S equipment installed on the premises including CCTV, access control, intruder alarm and fire alarms.
To assist with gate duties, including parking management and the escorting of visitors.
There is an expectation that you will undertake adhoc work on an exceptional basis or provide relevant cover for other team tasks.

Person specification
**Qualifications**: Essential - Full driving licence Desirable - Pool Plant Operator Certificate (can be obtained after commencing role)
**Experience**: Property Maintenance 1 year (preferred); A background in plumbing, electrical or mechanical maintenance. Desirable - Worked in a commercial or sports background **Knowledge**:Knowledge of Health & Safety practices around the workplace and in line with property maintenance; understanding of Safeguarding; Understanding of Equality,Diversity and Inclusion
**Skills**: Computer literate with Microsoft word programmes; Excellent communication skills both written and verbal; Organisation and the ability to prioritise and plan **Attitude**: Adaptable and versatile; Motivated and can-do attitude
