**Brief Description**:
Network Rail is at the heart of revitalising Britain’s railway and is one of the largest land and property owners in the country. The Property team is responsible for helping to deliver ambitious investment programmes to upgrade infrastructure; transforming how people travel and creating a better railway for all.

The team provide the Eastern Region with a high-quality professional service maximising the returns and efficiencies from a diverse portfolio of assets as well as ensuring the safe operation and improvement of the railway by acquiring access rights and land.

The Regional Property team is key to delivering Network Rail's ambitions for the railway: "to provide a safe, reliable and efficient railway fit for the 21st century". Our extensive & diverse portfolio includes prime retail units, freight sites, business space, offices & depots. The property team provide a range of professional services including, Town Planning, Compulsory Purchase, Land Strategy, Development, Landlord & Tenant, Acquisitions & Disposals.

As a **Senior Surveyor** your role is to provide a professional property service to the business supporting the delivery of railway infrastructure improvements and enhancements. This particular role will be based on the Transpennie Route Upgrade (TRU) project. This is a project with a value of circa. £9bn and is currently the most high-profile project Network Rail is delivering nationally.

Great property advice and input is at the heart of delivering the success of the TRU project. The successful applicant will have demonstrable knowledge and experience of implementing and advising on the compulsory purchase process, be able to influence senior leaders within the project and wider Alliance and will be mindful of dealing with outside parties affected by Network Rail’s approved compulsory purchase powers.

The Senior Surveyor will work closely with internal clients and Alliance partners to manage the property requirements for the implementation of works that are authorised under the Transport & Works Order legislation as well as undertaking negotiations by private treaty as and when required. Strong stakeholder management and negotiation skills are essential. The postholder will be required to attend site meetings, as required, with project team members, landowners, agents and their professional representatives and should be able to demonstrate an ability to lead and manage discussions relating to the implementation of railway works. All these duties are to support the delivery of a safe, efficient, reliable, and sustainable rail service whilst also being a responsible landowner and good neighbour.

The TRU project is delivered through an alliancing structure that promotes shared behaviours for delivery partners, alongside an emphasis on transparency and collaboration.

The TRU project is varied and interesting and you will be working with different disciplines across the project daily to achieve the common goal of delivering the necessary upgrade to the operational railway connecting Manchester through to York.

**About the role (External)**:
Operating Environment - Take responsibility for managing the TRU project property needs and the programmes to an agreed budget. Manage property queries from external parties to assess financial and reputational risk to the business and take appropriate action. Provide service to maximum efficiency, delivering business objectives in terms of the TRU projects outputs.

Resource Management - To develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery. To engage with and manage external agents for the benefit of the business when appropriate.

Service - To deliver a professional service to all internal clients and outperforming service targets, and develop strong working relationships with all key stakeholders within the TRU project and the wider business.

Leadership - To provide the business with technical leadership on a range of issues and advise on suitable property solutions, with a particular emphasis on guiding more junior staff members where necessary.
