A fantastic opportunity has arisen for a Senior Property Manager to join a large NHS Trust based in London.
The trust is currently undertaking an ambitious capital programme and therefore seeking an established Senior Property Manager to manage an increasing number of sites.

**Responsibilities**:

- Contribute to the efficient operation of the estate to optimize value and utilization by actively managing all aspects of the property portfolio, designing and implementing property management systems and ensuring the coordinated approach to property managementthat delivers on Trust objectives.
- Appoint and manage appropriate property and legal consultants to ensure the delivery of an efficient, timely and professional property management service at all times.
- Professionally manage and negotiate all leases & licences, whether as landlord or tenant to ensure that the Trust fulfils all obligations as appropriate and that the Trusts tenants fulfil their obligations as a reasonable tenant; appropriate action to betaken in event of breaches.
- Directly line manage one staff who is an apprentice Property Manager.
- Develop and publish property performance metrics for space utilisation, patient satisfaction, activity and value delivered from estate and annually benchmark against NHS and commercial organisations
- Manage appropriate resources to develop and maintain a comprehensive categorised estate terrier with all deeds, plans and tenancy arrangements, obligations and liabilities scanned and stored in electronic format
- Develop and maintain a full service charge and rent payment schedule for all properties where Trust is landlord or tenant; ensure all relevant notices that may be required from time to time are served in the appropriate form and on time to minimise Trustexpenditure and maximise income
- Facilitate the ongoing review, development and regular publication of the Trust Estate Strategy.
Skills Required:

- Property management background
- Planning and design skills in the context of understanding and optimising service functions and needs
- Commercial approach to negotiation of contract terms, legal and technical due diligence
- Project management skills
- Sound knowledge of Landlord and Tenant and experience in commercial leases
- SLA and service charge administration
- Interpreting complex data from various sources;
- Drafting reports and presenting outputs
