**About Us**:
Aitchison Raffety is a multi-service national property consultancy which operates from a number of UK offices with over 100 professionals. We provide the full range of property services and advise large corporate businesses, developers, investors, lenders, local authorities and a sizeable number of occupier types.
We are looking for an experienced **Administrator **to be the first point of contact for all client / tenant / potential customers. Take responsibility for providing best in class service and support to all externally and internally. Provide support to the property managers, dealing with standard property management actions as required. In providing support allow the property managers to dedicate more time in business development activity. Review and streamline processes and implement change. Provide high quality administration support for Property Management team.
We are looking for someone who is able to work 30-37.5 hours across 5 days a week. Minimum 2 days a week at our Stokenchurch Office and the rest can be hybrid.
**Key Accountabilities**:
- Liaise closely with and provide support for the property managers and accounts teams.
- Lead on all s13 rent reviews (market analysis and administration)
- Ensure QUBE is effective and up to date e.g. storing and maintaining the quality of data storage and document manager within QUBE. Manage and administer template letters and reports on Qube.
- Proactively handle all AST lease renewal administration including liaison with external agents
- Ensure H&S letters are issued to tenants in a timely and effective way and documentation stored.
- Raise invoices from the company for surveyors’ fees.
- Managing handover process and onboarding of new management instructions.
- Ensure all administration for new tenants is dealt will effectively.
- Work with H&S Coordinator to organise risk surveys and other statutory compliance assessments and manage risk reduction.
- Be responsible for managing the various helpdesk and to be primary day contact for incoming minor reactive maintenance matters.
- Liaise with utility brokers and manage renewals. Manage utilities for new instructions.

- Administration excellence
- Evidence of process improvement and on the job learning
- Experience of Property sector ideal
- Strong IT and systems skills
- Process focused and able to run improvement projects.

**Job Types**: Full-time, Part-time
**Salary**: £24,000.00-£28,500.00 per year
