We have been instructed on a fantastic opportunity to join a growing team that sits within the wider Real Estate looking for a Real Estate investment associate, that essentially is someone experienced in monitoring and highly likely to come from a costing background.

The role has several functions and would utilise your construction experience to assist in the following ways, actively managing risk
- Manage - Hands on active monitoring of projects working with Project Monitors and other consultants when required to ensure the project is being built in accordance with the business plan, loan agreement, design, planning and building regulations. Ensuring that the product is solid and liquid. Seeing problems before they arise and reporting on them.
- Mitigate - If problems arise or persist, then management of the project from exit strategies to pivoting of business plans through to enacting profit preservation via changing the team such as contractor or sales and marketing team.

Plus, day to day services such as monthly transfers, utilisations and drawdown payments. Although sat within the Living Team the role would be roving in terms of offering advice and management to other teams within Real Estate as and when required.

You will be expected to be self-sufficient, proactive and not afraid to ask questions and challenge the status quo. This is a role that requires the ability to combine management skills but with softer people skills, building relationships quickly as well as providing ideas and solutions in order to bring the Developer and their team with you when making hard decisions.

You will ideally be either RICS or CIOB accredited or similar within the finance world, with a background in consultancy or construction but must have at least 5 years Residential cost experience (other sectors - commercial new build and fit out, hotel, Sheds would also be beneficial) and have seen projects through the development life cycle. This will include appraisals, costs plans & estimates, elemental breakdowns, preparing contract documents, tender documents, and final accounts. Part of your role will be to assess Developers appraisals and ensure the costs are sufficient for the type of project, risk and procurement route. Knowledge of D&B single and two stage and Construction Management would be expected as minimum.

Other key areas would include being able to visit site and be confident to review the contractors’ reports, sales and marketing, and developers report as well as raise questions in various meetings. An appreciation of programmes and being able to ascertain from site visits if a project is progressing correctly and when it is not, reporting back with your findings as well as leading on any actions.

Part of the role is to write quarterly updates on all the project’s progress as well as present these reports at Investment Committee on occasion. You will therefore need to have excellent written and communication skills. Being able to write succinctly and get your message across quickly. Presentations both internally and externally are common and power point knowledge will be required. Above all Excel is widely used and you must be proficient in its use as would be expected of someone from a cost background.

An appreciation of cost modelling either interpreting or building would be beneficial and the ability to update these based upon the information gleaned from the day-to-day activities would be welcome.

The team structure is very flat and autonomous, and everyone is expected to muck in. As such the atmosphere is friendly, fast and lively. You would over time be expected to become familiar with the finance side of things being able to straddle both parts of the business. However, we do not expect this to happen overnight, and training and support will be offered.
