- Voici quelles seront tes principales responsabilités :_
- Repérer et évaluer les investissements immobiliers au Royaume-Uni et en Europe;
- Donner un coup de main dans l’exécution et la gestion des activités d’acquisition directe d’actifs au Royaume-Uni;
- Gérer toutes les étapes des transactions immobilières, notamment la vérification diligente, les négociations, la préparation de la transaction et son exécution;
- Repérer et analyser les tendances du secteur afin de pouvoir recommander des stratégies d’investissement et signaler des occasions à saisir;
- Piloter l’analyse financière et la modélisation des nouvelles occasions d’investissement;
- S’occuper des démarches de financement (négociation des modalités, documents de transaction, etc.);
- Servir de point de jonction entre les co-entrepreneurs, les banquiers d’affaires, les cadres dirigeants des entreprises ciblées et les firmes de courtage;
- Contribuer à la structuration fiscale des investissements, avec les consultants et les avocats;
- Faire des présentations à la haute direction;
- Préparer la documentation utile au comité des investissements, y compris les notes et présentations, au besoin;
- Interagir avec les équipes d’Ivanhoé Cambridge installées au Canada, à Paris et à Londres afin d’offrir une expertise immobilière en vue de repérer des occasions d’investissement et d’y souscrire.
- À cette fin, en concertation avec le directeur des investissements au Royaume-Uni, tu devras :_
- Tisser des liens et faire un suivi avec l’ensemble des acteurs du marché : les investisseurs, banquiers, conseillers immobiliers, promoteurs, urbanistes, grandes sociétés d’économie mixte, conseillers en transactions, autres investisseurs, sociétés immobilières, autres propriétaires d’actifs et grands utilisateurs privés et publics;
- Effectuer les analyses financières et commerciales préalables nécessaires;
- Optimiser les montages financiers, juridiques et fiscaux avec les partenaires et les consultants;
- Recueillir toute l’information financière et de marché nécessaire à une analyse des dossiers selon les critères d’investissement d’Ivanhoé Cambridge et formuler des recommandations subséquentes;
- Être à l’affût des appels d’offres, effectuer les analyses préalables nécessaires, et proposer à sa hiérarchie de répondre si jugé opportun;
- Se créer un groupe avec les autres services de la plateforme (gestion des actifs, affaires juridiques, fiscalité, finances ) pour explorer plus à fond les occasions et les présenter au comité des investissements pour validation;
- Après validation, mettre en œuvre tous les moyens nécessaires pour aller de l’avant avec les investissements retenus;
- Négocier avec les vendeurs, opérateurs, intervenants, intermédiaires, consultants, etc. ;
- Planifier le processus de vérification diligente, le coordonner, y participer, et s’assurer de son bon déroulement; coordonner avec les intervenants externes (partenaires, courtiers, gestionnaires d’actifs et autres) et internes (groupes gestion de portefeuille, services financiers, fiscalité, affaires juridiques, gestion d’actifs, gestion des risques, assurances et développement) afin de recueillir et/ou de fournir toute information pertinente aux investissements tout en respectant les échéanciers des transactions;
