Our client needs an Neighbourhood officer based in Halifax.

Duration is 5 month.

Main duties include

1. To be responsible for the allocation and letting of dwellings and garages in accordance with our policies and procedures.

2. To be responsible for the monitoring of the level of vacant dwellings on a 'patch', to minimise void loss and ensure that (where required) properties are inspected, and they are re-let with a minimum delay by following our lettings and void management policies

3. Where required to visit, assess and advise applicants who wish to be accommodated in our properties.

4. To provide advice and assistance to tenants and residents on all housing matters to help them successfully maintain their tenancy. This includes giving information on legal rights e.g. succession and assignment and dealing with any requests.

5. The enforcement of the Association's conditions of tenancy and any conditions of the Local Authority, particularly in relation to the condition of property and gardens (communal and private).

6. To deal with tenancy breaches and priority two anti-social behavior incidents in line with our policy and procedures and where necessary working with ASB colleagues, attending court when necessary

7. To assess and deal with tenants' requests to make alterations to our properties.

8. To identify problems and issues relating to estate management and working with relevant teams, recommend effective ways of tackling such difficulties.

9. To conduct surveys and visits such as tenancy audits and property inspections and to rectify areas of concern.

10. Monitor the quality of cleaning, caretaking and gardening services and with the Neighbourhood Co-ordinator ensure service charges are appropriate and affordable
