Property is key to deliver Network Rail's ambitions for the railway: "to provide a safe, reliable and efficient railway fit for the 21st century". The property team provide a range of professional services including, Town Planning, Compulsory Purchase, Land Strategy, Development, Landlord & Tenant, Acquisitions & Disposals.

As a Surveyor in the accommodation strategy team your role is to assist the senior surveyor to create and implement effective and efficient Estates Strategies to support operational delivery. Effective property review and liaison with stakeholders to assess the current and future accommodation requirements is fundamental, together with a track record of effective lease & property management of office and industrial properties, asset rationalisation and restructuring to maximise efficiency and operational benefit.

Main Responsibilities

The role will be based in ether York, Stratford or Derby with travel throughout the Region.

**Some Key Accountabilities of the Role**:

- To deliver a range of professional property services for a client group including (but not exclusive to): acquisition, compensation claims, leases, surrenders, complex lettings, sale and temporary use of operational land. Be responsive to the needs of the business in delivering a range of property services.
- Take responsibility for providing property solutions and leading projects and programmes to an agreed budget. Identify and implement initiatives to maximise efficiency, delivering business objectives in terms of cost savings, income generation, asset management.
- Support the development and implementation of effective office, depot and access point property strategies throughout the Eastern Region supporting operational delivery in the North & East, East Midlands, East Coast and Anglia Routes.
- Review all operational and non-operational land and buildings determine current and future requirements and developing rationalisation and delivery plans in conjunction with key stakeholders.
- Work closely with other Train Operators and Freight operators to identify opportunities for joint working and wider industry efficiencies.
- Support the identification of opportunities for the disposal of surplus assets to incorporate within a capital receipts programme for the next 5 years.
- Collate base data, implement and maintain an asset management system to improve performance and reduce cost.
- Prepare detailed reports and present these to senior management and the Property Panel.
- Work in conjunction with the development team to create efficient delivery models.
- Effectively manage the Workplace Management office portfolio.
- To make Sustainability a key element of all activities being delivered.
- To help implement a regime of property performance management.
- Work collaboratively with a team of property professionals.
- Develop and maintain effective working relationships with internal colleagues, external consultants and external bodies to ensure an efficient and effective delivery of the client remit.
- Provide technical leadership on a range of property issues and provide support to the wider team including training of junior team members.
- Increase Property’s contribution to the cost of the company’s rail operations by managing a property service that delivers business objectives to maximum efficiency. taking account of cost savings, income generation, asset management and customer service.
- Actively support the development and implementation of a safe working environment through safety leadership, cultural change programmes and a safe rail system.
