We have a n exciting opportunity for join our Estates Department at East Suffolk and North Essex Foundation Trust (ESNEFT). We have an excellent opportunity for a suitably qualified and experienced building craftsperson to undertake a wide range of duties within a busy and dedicated in-house workforce serving a general acute hospital.

The post is based at Ipswich Hospital (travel to other ESNEFT sites will be required as and when required) and requires a highly motivated, dependable and flexible person with good communication and interpersonal skills, who is capable of working to a high standard with minimum supervision.

Salary point maybe negotiable dependent on experience and skills.

Responsibilities will include work relating to building and fabric planned and breakdown maintenance, small improvement work and minor Capital Schemes as directed.

**Job Summary**:
To principally provide a comprehensive Building maintenance service for the repair, maintenance and New works installation.

Maintenance requirements will be located at East Suffolk and North Essex Foundation Trust (ESNEFT) owned, leased properties, and properties where ESNEFT provide an estates maintenance service, via a service level agreement or management agreement.

This includes the maintenance and repair of existing assets as well as the inspection and verification testing of new equipment and systems, delivered by outside contractors, and to ensure at all times, a safe environment for patients, public and staff.

Whilst the primary task will be Building work, the post holder must have a flexible approach to a range of building maintenance operations.

A team view is vital to delivering effective and efficient services to the patients; the post holder will be required to liaise directly with clinicians at a Ward level as well as other members of the Estates and Facilities department.

When necessary the post holder maybe required to analyse situations and clearly identify and communicate to supervisors, estates officers, mangers and if requested to do so patients, public and staff.

**Main Duties and Responsibilities**:
Ensuring Building (and other) safety of tradespersons and craft assistants working on systems under direction as a competent person for electrical (and other) activities, and at all times to ensure the safety of patients, public and staff. Reporting any issues of concern to supervisors, estates officers or senior managers as necessary.

The post-holder will be responsible to undertake a wide range of work that is often complex and non-routine requiring a clear practical and theoretical understanding of building services.

Responsible for fault finding, installation, maintenance as well as assisting outside contractors undertaking both maintenance and capital projects in a timely, cost effective and efficient manner across the Trust’s properties.

Providing technical advice to other estates maintenance staff and contractors to ensure compliance with Health Technical Memorandums (HTM)’s, Health Building Notes (HBN)’s safety standards, legislation and the Trust’s policy and procedures.

Skilled with hands - on repair of designated Building, Fabric and equipment within the limits of their trade, having the ability to fault find, diagnose and repair using their technical knowledge on equipment, including but not limited to:
- Building & Fabric.
- Doors
- Windows
- Fixed & loose furniture.
- Locks & all associated fittings.
- Access Control Systems.
