**Brief Description**:
The Southern Regions Property Services Team portfolio includes two of the UK’s busiest Stations at Waterloo and Clapham Junction. And we play an integral role in making these Station and the railway network run by providing all land requirements.

Our work includes land acquisitions, disposals and providing professional property advice to internal clients on major national and regional infrastructure projects.

You will be working in highly professional and flexible environment. This role will offer you the opportunity to work on a diverse range of projects.

It will be challenging. But you will be able to develop and hone your skills in a supportive team, working on some of the busiest parts of Britain’s railway.

**About the role (External)**:
The purpose of this role is to help deliver major infrastructure projects across London, Sussex and Kent. You will help do this by providing professional property advice and guidance. This will include:

- Land acquisitions & disposals
- Negotiation of leases/easements/restrictive covenants
- Negotiation of permanent & temporary rights of way
- Landlord & Tenant matters
- Compensation claims

**Key Accountabilities**

1. Deliver a range of complex professional property services including acquisitions & disposals; leases and other Landlord/Tenant matters

2. Develop and maintain effective working relationships with internal colleagues to enable efficient and effective delivery of the client remit. Including the management of junior members within the team

3. Provide technical leadership on the range of property issues and provide supporting leadership to the wider team

4. Manage negotiations of complex and substantial projects to an agreed budget.

5. Identify and implement changes required to support delivery of the Property function’s overall strategy.

6. Input to the creation and delivery of the strategy for the client group.

7. Increase Property’s contribution to the cost of the company’s rail operations by managing a property service that delivers business objectives to maximum efficiency taking account of cost savings, income generation, asset management and customer service

8. Actively support the development and implementation of a safe working environment through safety leadership, cultural change programmes and a safe rail system.

**Job Skills, Experience and Qualifications**

**Essential**
- Wide range of General Practice surveying experience
- Excellent communication and influencing skills
- Proven negotiation skills
- Proven experience of managing complex property transactions
- MRICS qualified (or working towards)

**Desirable**
- Full Driving Licence
- Strong presentation skills
- Experience of stakeholder management
- Understanding of the rail industry and rail legislation
- Educated to degree level or equivalent

**Salary**: £41,711 - £46,925 plus Inner London allowance of £3,270 per annum.**Drugs and Alcohol Standard**:
