**Vacancy for an Experienced Property Manager**

**£40,000 per annum**

**Hertford, office based**

We are recruiting for an experienced Property Manager (Block).

Our client are a well respected Property Management firm based in Hertford, and manage properties in London and the local area.

The successful applicant will have a good knowledge of Landlord and Tenant legislation and a relevant qualification such as IRPM or AssocRics. You must be numerate, IT literate and have excellent verbal and written communication skills.

The salary for this role is £40,000 per annum. The role is based in the Hertford office, Monday to Friday, 9 am to 5.30 pm.

**As the Property Manager you will**
- Undertake site inspections provide reports
- Spot and report any Health and Safety concerns
- Communicate with the client on any issues that need to be raised in good time
- Provide a timely response to enquiries
- Prioritise and effectively manage your workload, work well under pressure
- Delegate work to and manage a Property Administrator
- Manage site staff and approved contractors
- Oversee day to day and cyclical maintenance
- Attend at Client meetings and AGMs (primarily out of office hours - time off in lieu)
- Prepare Service Charge budgets
- Produce circulars and newsletters to lessees
- Liaise with Surveyors and other professionals

We are looking for a Property Manager with 5 years Block Management experience. You will be a concise communicator, with the ability to build strong working relationships.
