**Senior Lettings Negotiator Role**

Our client in Richmond is looking for someone to join there team as a senior lettings negotiator. Hour for this role will be Monday to Friday, 8.45am - 6pm & Saturdays 9.30am - 4.30pm (Saturdays on a rota basis) and working on a three week rolling rota,working six days on week one, five days on week two and five days on week three.

**Duties**:

- Daily calls to applicants and landlords
- Book and conduct viewings
- Monitor and update window cards accordingly
- Carry out a key audit once a month
- Track down door numbers from properties marketed by other agents in order to gain the instruction and knock on doors of potential properties.
- Carry out valuations with landlords
- Take pictures and draw up floorplans of new properties
- Step up if a manager or assistant manager is not available
- Be able to confidently train new starters
- To be able to speak confidently and with authority to landlords and tenants regarding offers, this should be done for yourself and on behalf of less senior members of the team.
- To be able to get more information from the applicants when you are registering them.
- Ask where enquiring customers are currently living and ask if we can contact their landlord regarding marketing once they have given notice.
- Be confident in going on valuations and also giving advise/training to less senior members of the team.
- Speak confidently about the current market to Landlords and advising them of price reductions if necessary but giving valid reasons and evidence for this request.
- Get involved in morning meetings and even taking them yourself on set days.
- Delegate daily tasks within reason to the team and also make new suggestions for training and ideas to help the team progress.
- Be in control of door knocking, tasking and follow ups.
- Frequently ask your manager if there is anything else they think you should/could be doing to improve or progress in the company.
