Langdon UK has an exciting opportunity for a Maintenance Assistant to join their growing team in Elstree, Hertfordshire.

Location: Edgware

**Salary**: £27,000 - £30,000 per annum

(37.5 hours per week)

Maintenance Assistant - The Role:
The Maintenance Assistant is responsible for the maintenance of the properties we own and manage. The role will be based in Elstree, Hertfordshire and travel will be required between local properties.

The position would require close coordination with the Tenancy & Housing Officers and Head of Housing & Facilities Management, including assistance in inspecting and advising on problems arising, liaising with care support staff, tenants, and external tradespeople. Training in specific skills will be provided, as needed.

Maintenance Assistant - Key Responsibilities:

- To support the housing team to ensure compliance with all regulations and legislative responsibilities associated with Langdon's portfolio, e.g. Legionella, Asbestos, Fire Safety etc
- To ensure health & safety checks including fire alarm testing, legionella flushing, emergency light testing, and site safety/security checks are carried out regularly at Langdon properties and offices, maintaining the safety and welfare of our members and staff
- To carry out a preventative, planned maintenance program and undertake routine inspections of the premises, fixtures, fittings, utility meters, and grounds
- To carry out repairs, maintenance, improvement works and inspections to ensure the general upkeep and maintenance of the premises, e.g. assemble furniture, fit curtain poles, general household repairs etc
- To act as a contact for Contractors attending properties, ensuring they are fully aware of the organisation's attendance procedures, that they will follow full H&S procedures/risk assessments and permits to work are issued/reviewed where required. To ensure keys, access cards and access codes/fobs are signed out and recovered according to procedures, to maintain security of buildings

Maintenance Assistant - You:

- You will be educated to GCSE level or equivalent with a pass in English and Maths
- Or have a QCF Level 2 in Building Maintenance or Multi-trade Repair and Refurbishment Operations or similar
- You will be able to communicate effectively previous experience of working with adults with Learning Disabilities, Autism and Asperger's Syndrome is desirable but not essential
