**RESPONSIBLE TO**: Property Manager

Property Surveyor salary is £34,000 pa plus car allowance of £1035 per annum a paid monthly. Other benefits are SHPS pension scheme, Employee Assistance Programme, and Medicash.

**JOB OUTLINE**

We are looking for an enthusiastic, and customer focussed person who will be responsible for ensuring the effective delivery of a wide range of maintenance projects from inception to completion.

The Property Surveyor will be responsible for the operational delivery and performance of re-active repair works, void management, and carrying out stock condition surveys, financial reporting and contract administration. They will also have comprehensive knowledge of all relevant construction health and safety legislation, also a good knowledge of compliance within the social housing sector, landlord gas safety certificates, electrical installation condition reports (EICR), monoxide detection, legionella risk assessment, energy performance certificates (EPC) and any other additional duties will be undertaken as directed by the Property Manager.

Methodist Housing Association as provider of excellent services being financially strong and compliant, bringing dynamic and ethical property services to its customers, and efficient delivery, value for money is key to this role, the Property Surveyor will need to be customer focus making sure that our customers’ needs are met and wherever possible exceeded, the Property Surveyor will need to be being a team player working together efficiently and effectively helping each other to create a more inclusive workplace to achieve continuous improvement.

The Property Surveyor will be required to use their own initiative to manage their own workload. They will also have excellent IT skills and be proficient in a range of IT software packages.

The Property Surveyor will be responsible for the following key functions, which will be carried out in line with established good practice and Wirral Methodist Housing Association policies and procedures:

- Advise and assist Senior Management Team on property investment legislation, regulation and policy and good practice when directed.
- Maintain a comprehensive knowledge of all relevant legislation for leasehold management, regulation, policy and good practice and ensure compliance.

- Contribute to the design, development and implementation of corporate strategies in order to achieve the objectives set out in Methodist Housing Association Business Plan.
- Be responsible for the day to day delivery of reactive repair and investment services as per our obligations within Methodist Housing Association including the establishment and achievement of performance targets.
- Hold day to day responsibility within the team for making your own informed decisions, referring any policy issues to the Property Manager.
- Develop and maintain effective systems of performance reporting for property investment and reactive repairs services, gas safety and electrical servicing, fire risk assessments, asbestos management and legionella surveys.
- Research and develop the use of appropriate procurement frameworks in response to new products, trends and practices arising within the sector.
- Develop and contribute to the co-ordination and implementation of service improvement plans.

Carry out and assist with day to day duties including:

- Undertaking measured surveys and production of drawings
- Preparing specifications and tender documentations
- Condition Surveys
- Party Wall Advice
- Cost Estimates
- Building Surveys
- Project Management / Co-ordination
- Contract Administration

Liaise with Contractors to ensure that effective day to day repairs and void property maintenance services are delivered. This will include the inspection, ordering and supervision of repairs.
- Ensure that appropriate service contracts are awarded and the delivery of services is monitored.
- Co-ordinate, investigate and respond to formal complaints regarding reactive repairs and investment services.
- Work collaboratively with Methodist Housing Association Staff, Housing & Property Services and

Finance teams, to set budgets and deliver planned investment and cyclical programmes for each member to achieve value for money.
- Carry out stock condition surveys make sure our data base is kept updated.
- Demonstrate a professional approach and adhere to Methodist Housing Association Code of Conduct and represent and promote Methodist Housing Association best interests at all times.
- Ensure clear and effective communication with colleagues and external agencies.
