Key Purpose of Role: Under the direction of The Sales Manager, The Sales Executive is responsible for achieving New Homes Sales, in line with achieving / exceeding set targets whilst ensuring company standard procedures are followed, maximising revenues wherever possible, and positively contributing to the company's growth.
- You will also be responsible for all aspects of presentation on the Development as per our expected standards.

Key Duties / Responsibilities
- To positively promote our brand & product at all times.
- Maintain a professional polished appearance.
- Deal effectively with existing & prospective purchasers in a professional and engaging manner at all times to ensure the best customer experience.
- Organising the maintenance, cleanliness and presentation of the Marketing Suite, Show Homes and landscaping ensuring that these are to the highest standard at all times as per company expectations.
- Conduct weekly checks to ensure all on & off site signage is accurate, clean & in a satisfactory condition & highlight any issues to The Sales Manager.
- Conduct weekly checks on the development web site page & Right Move web site highlighting any errors or amends to The Sales Administrator & Sales Manager responsible for your development.
- Have a full awareness of all New Build Competitors in the local area & conduct a monthly report.
- Generate and maintain a positive working relationship with local Estate Agents to attract new leads to the development.
- Research the local area to acquire knowledge on all Amenities, Education, Retail Outlets & transport links.
- Utilise & promote Company Purchasing Assistance Incentives effectively to ensure a good flow of sales whilst Financial Advisors maximising profit at all times.
- Positively promote the features & benefits of the use of company nominated Panel Solicitors and attend the weekly Meeting with their Site Manager to discuss all aspects contained therein in order to ensure high levels of communication is maintained between Site & Sales.
- Highlight any issues with unsold units & present ideas / action plan to The Sales Manager in order to help achieve a sale.
- Up sell Purchaser Extras from the Excellence Range in order to enhance company revenues.
- Complete Standard Colour Choices for any unsold units as set out by The Sales Manager & company standards.
- Ensure that all Standard Colour Choices & optional Extras are being installed as per the choices paperwork by inspecting plots at the relevant stages of build.
- Conduct daily inspections on any completed unsold stock units & compile a report on a weekly basis for The Site Manager to rectify any noted defects, monitoring that the works have been completed.
- Maintain regular contact on a weekly basis with existing purchasers on all aspects of build progress & any anticipated build date changes keeping a record of the conversation in the plot file.
- Maintain weekly contact with the purchaser, their IFA & Solicitor to monitor all ongoing sales through to exchange of Contracts within a six week period from date of reservation, completing the weekly sales progression update report & sending in to Head Office.
- Ensure that all plots are fully ready for Home Tour by immediately inspecting them upon notification from your Site Manager that the CML Cover Note has been received & note any defects that require rectifying prior to the Home Tour being able to take place, again monitoring completion of any noted defects.
- Ensure that Home Tours are booked in with the purchaser & Site Manager & that they are conducted in a professional and knowledgeable manner in the presence of both yourself and Site Manager.
- Ensure Plots are ready for legal completion by inspecting the plot on the morning of the day of completion, checking that any noted defects from The Home Tour have been rectified & report any findings to The Site Manager.
- Ensure that Legal Completion Handovers are conducted in a professional & knowledgeable manner in the presence of both yourself & The Site Manager with the purchaser to receive a full explanation on the reporting process of any defects found within their new home.
- Comply with responsibilities as laid down in the groups Health & Safety Policy in order to ensure a safe working environment & be proactive in highlighting any potential dangers regarding Health & Safety on site which could impact on any visitors, residents, yourself & other employees on the development.

Person Specification
- Be available to work some weekends 10.30am to 5.30pm and be available outside of normal working hours to support the company needs as & when directed to do so in order to support key selling times and events.
- Have knowledge of The New Build Industry & Housing Market.
- Excellent Communication Skills, both written and Oral.
- Proven track record in New Build Sales.
- Full understanding of GDPR implictions
