EQUANS is a leading total facilities services company providing critical business solutions to a broad range of customers across the UK. We are engaged in a ten-year partnership with Wakefield Council providing a total FM solution.

The Wakefield Council Partnership contract is a key account in EQUANS’s portfolio delivering property maintenance, professional estates management, major project management, cleaning, catering, logistics, accommodation, helpdesk, minor works, reactive works and maintenance through an internal labour force. These services are led by EQUANS however to offer the best value to Wakefield Council a number of specialist partners support us, which has created a complex stakeholder management scenario across the contract.

The Project Co-ordinator will ensure that the work undertaken is to the highest quality/standard with due recognition of client and customer requirements. They will plan and prioritise work within the agreed timescales and in accordance with all aspects of health and safety legislation. They will participate in a team approach to the allocation of duties, supporting and working effectively with colleagues to provide good working relationships within the service.

**Impact**: The individual must be reliable and professional at all times, and provide education, qualification and employment records for the last 5 years. They must be effective in communication and have the ability to deal with internal and external customers on all levels. They must be able to work on their own initiative whilst adhering to set procedures, have good time management and organisational skills and show a flexible attitude to working patterns.

**Complexity**: The role consists of, but is not limited to the following activities:

- Manage and control the contract planning, scheduling acquisition and delivery of materials for the building service unit
- Order all materials using Coupa software for minor works projects
- Work closely with commissioning team to allow accurate prices to be produced and to ensure the job is completed to budget (as priced)
- Develop and promote strategies and policies regarding the order and acquisition of materials and equipment, and be responsible for specified budgets
- Work with the procurement team to negotiate with suppliers and manufacturers to ensure cost effective acquisition of materials and equipment
- Co-ordinate just in time delivery to ensure that all required materials arrive on site at the time that they are required
- Ensure materials ordered make best use of resources and consider carbon reduction commitments
- Co-ordinate scheduling of projects that require multiple trades Manage and resolve conflicting requests, by prioritising workload based on timescales and importance of work
- Interpret detailed design drawings, specifications and bills of quantities for any construction projects
- Visit sites to obtain site measurements to enable purchase of materials and items required - Attend internal and external site meetings and co-ordinate site meetings as required
- Communicate effectively with all managers and Team Leaders when anomalies in purchasing or delivery of the materials arises
- Use databases and spreadsheet computerised packages to prepare standardised and none standard material and equipment schedules
- Undertake complex abstract analytical calculations for material and specialist equipment ensuring quantities comply with contract / project requirements and prepare schedule for equipment supply
- Ensure the cost effective use of materials and equipment and that they meet the quality standards required - Identify and develop product and material solutions taking into account any new innovations and legislation changes
- Contact external consultants i.e. architects, designers, contract administrators regarding discrepancies between scheme drawings, specifications, bill of quantities and obtain where necessary variations to the contract, architects instructions and relate to relevant feedback to contract Commissioning Officer or project lead to ensure appropriate recompense is included within the project costs Attend meetings providing expert advice and guidance
- Play a lead role in the effective operation of the service, leading on key initiatives to ensure high organisational performance is achieved
- Work effectively across organisational and departmental boundaries to promote effective partnership working, supporting opportunities to work together to develop the service Work with managers and staff across the service to produce reports
- Use and interpret financial and statistical information to support project management outcomes
- Manage and utilise service administrative resources to support service performance outcomes
- Comprehensively train other members of building services on the use of Coup
