**What you’ll be doing**
- Ensure proper day-to-day management of the estate
- Maximise rental income from the operational portfolio
- Challenge business rate assessments where possible to reduce rate liability
- Deliver property-related social and community benefits for TW Utilities Ltd; and deliver commercial benefits through Ventures (including energy, development etc. where there is a property requirement)
- Manage a small team of estates surveyors and/or estates administrators
- Lead and manage bespoke estate management projects and work streams, such as land registration, telecoms, transfer of private pump stations and conservation, leisure, and community schemes
- Support property queries arising from Capital Delivery, Major Projects or WRMP schemes, including overseeing contractors and providing strategic advice on acquisitions, disposals, and rights
- Appointing, briefing, and managing Thames Water Legal Team where required
- Accountable for maintaining up-to-date Estate Matter tracker
- Maintain schedule of overages and restrictions of sites sold by or acquired by TW

**What you should bring to the role**:

- Strong technical understanding of corporate real estate and property surveying
- Strong and demonstrable numeric and analytical skills, including the use of appraisal software
- Strong presentation skills, with the ability to produce material of a high quality for executive/director-level audiences
- Leadership - Strong and authentic leadership character; strong leadership skills and experience
- Communication - Excellent communication, influencing and report-writing skills
- Highly resilient - Experience operating in high-pressure and fast-paced environments having adapted to and stabilised under pressure for sustained periods.
- Creative thinking - Able to solve complex issues through critical thinking and forensic analysis. Actively encourages a diverse range of opinions and builds consensus
