This role helps to manage the estate, providing a safe, secure and well-maintained environment and to above all, deliver a standard of service for residents and visitors, unmatched outside of the Zenith and Renaker estates;

- Hospitality / hotel experience preferred.
**Duties and Responsibilities**:
Responsible for the day to day running of site, responsibilities include, bin rotation, bin blockages and management, small repairs, painting, day to day contact with residents, signing in contactors, contactor management, litter picking, paining, grounds maintenance, health and safety testing, overseeing cleaner, daily walk rounds, reporting maintenance issues.
**You’ll be expected to, amongst other elements of the role;**
- Deliver a daily perfect first and last impression.
- Complete full building inspection/walk on a frequent basis to identify cleaning or maintenance issues. Ensure any issues are fully resolved.
- Litter Picking and sweeping hard standing areas of grounds/ car park.
- Manage any blockages of bin chutes in towers.
- Keeping all internal surfaces free from dirt or marks.
- Where necessary test, reset and leave in good working order any malfunctioned items, or report matter to Facilities and Property managers.
- Deal with third party visitors to the site, meeting contractors and signing-off site reports for contractors.
- Take communal electricity meter reading for all properties as required
- Deal with any ad-hoc maintenance issues
- Ensure health and safety needs are met
- Manage any unplanned cleaning emergencies; directly where possible (spillages and accidents in communal areas)
- Maintain a clean and smart appearance at all times in the staff uniform provided.
- Health & Safety - to immediately report any health and safety matters to the line manager.
- Conduct regular checks to ensure the condition and security of the building e.g. lighting and other building equipment and be responsible for resolving any issues as quickly as possible, liaising with the on site maintenance team.
- To assist in the testing, inspecting and checking working order and condition of building plant & machinery, including: Lighting; Heating; Fire control system, alarms and smoke ventilation; Lifts; Water pumps and tanks; Doors and windows; Waste chutes; Access control systems, locks and security.
